Earlier we too a look at home sales in North Kona - month to date. So I decided to see how last year compared to this year - in million dollar home sales.
So 2007 May sales of homes over $1,000,000 - was 7 - not far off from this months - it seems that the market that is taking the hit - is the afordable housing. Just for fun I will attach those sales of over $700,000 for last year.

OK in a recent reply on someone else's blog - I stated that it seems that - buyers - are only buying foreclosures - so I counted the amount of foreclosures sold this month in my area. Of the 11 homes sold so far - 3 of them were foreclosures - that puts us at about 30% . So I may have misspoken some on my guess - Sorry - its never to late to check your facts. If you read my condo report last night - you saw that condos were up - on track to more than double last months numbers. Home sales arent quite so fortunate, they look like they will be on par with last month - even though we have 2 extra days this month. We did 22 for Feb, and have 14 sold so far this month - that puts us tracking a grand total of 21.7
So why are condo sales doing so well ? I will follow up in my next Blog

OK - what do these 3 have in common? Surfing - about $400, Sunsets-Priceless, Short sales/Bank Owned/REO - A REALLY GOOD DEAL RIGHT NOW! - looking back and reading this - it doesn't make a lot of sense, but if I got you this far, then its working. Not to waste to much of your time, just ran some quick figures for a client, and was a little surprised by the outcome!
Currently we have 394 Condos for sale in North Kona (mostly Kailua Kona) - and for the month of December - as of today 12/31/07 - only 14 have sold!
With that I will leave you with a photo of Mauna Kea yesterday - what a treat living here, We left our 80 degree weather, took a 2 hour car ride, and played in the snow

Yesterday we went over the MLS statistics for - Number of Sales - for North Kona - Homes only! Today will be the same, but only in - Total Sales Volume - in dollar amounts.
OK total dollar amount is only off by -<6.00%> comparing July 2006 with July 2007 , Not bad, considering year to date was off by -<18.05%> , and if you look back at yesterdays blog - sales were only off by <9.09%>.
So we are selling a few less homes, but making a few more dollars on there sale, we will see more of this in tomorrow's blog, … (0 comments)

Looks like business is picking up some in Kailua Kona, phones seem to be ringing more, showings are up and best of all - sales appear to be up. I checked activity for the last 30 days - Contingent - properties are up 50% over the previous 30 days. This may be the start of another upward trend, or it may just be a little blip on the screen - definitely worth keeping a close eye on.
