Her we are in October already, another month under our belts! Well the Sept figures are in , and not bad at all, actually pretty good. Considering what the Newspapers try to portray??? Yesterday's front page newspaper - BIG ISLAND ECONOMY SLOWING - !!!
You know, if I were a tourist here on vacation - I would think it is a lot worse than it really is. I mean - SLOWING - what exactly does that mean? Does it mean we are only flying in 200 people a day instead of 300 from Oahu to help fill positions. Does it mean … (1 comments)

Just a few interesting numbers I put together, when presenting an offer on a house, was priced at $525,000, and just had a price reduction down to $485,000, and my offer was for $440,000 + seller pays all closing costs. here are the numbers
61 homes in Kailua Kona, under $500,000 , (north Kona) area currently listed as active
13 new listings in the last 30 days
9 sales reported in the last 30 days
24 price reductions
7% drop on median Home prices from Jan - July (-$5,000. a month drop)

Interesting statistics for the State of Hawaii
Big Island Housing growth rose + 4.5%
Oahu + 1.04%
Kauai + 3.18%
Maui + 2.35%
State + 1.83%
That puts Hawaii County (Big Island) at almost triple the state average as a whole. Over the past 6 years, Big island housing has grown an astonishing 19.3 percent. On the Big Island housing is growing much faster than population, an indication that that more people are finding it an ideal setting for second and vacation homes. In its first year at the event , Hilton wins the Tournament. Front page of the sports section show's a nice 142 pound yellowfin tuna being hauled aboard on Friday. Whats this got to do with real estate - front page, Sports section, a quote from one of the top 5 teams " Team Captain Lynn Moorhouse likes it so much here, he bought a house" Too bad I didn't sell it to him. Last week we went over the current MLS sales statistics - NUMBER OF SALES, and also SALES VOLUME in DOLLARS. Today we are going to take a look at the Median Sales price, for North Kona, which includes sales from Hualalai, Kailua Kona, Keauhou, and Honalo. I don't know if you remember, but June 2007 numbers were at $601,000. that was down by <7.54%> over last year, well July 2007 numbers show the Median Sales Price @ $604,040, a slight increase over last months totals, not really a significant increase, but enough to say we are only off now by <7.07%> year … (3 comments)

Yesterday we went over the MLS statistics for - Number of Sales - for North Kona - Homes only! Today will be the same, but only in - Total Sales Volume - in dollar amounts.
OK total dollar amount is only off by -<6.00%> comparing July 2006 with July 2007 , Not bad, considering year to date was off by -<18.05%> , and if you look back at yesterdays blog - sales were only off by <9.09%>.
So we are selling a few less homes, but making a few more dollars on there sale, we will see more of this in tomorrow's blog, … (0 comments)

OK The July numbers are in - and it looks fairly good.
These figures are for the number of HOMES sold in North Kona, which include - Hualalai, Kailua Kona, Keauhou, Kainaliu, for the month of July 2007,
July 2006, compared to July 2007 - <9.09%> off from last year - Not bad !
Considering year to date figures show that home sales are off by <18.77%> , that shows a 50% increase over what year to date figures suggest. I went back and looked at previous years, I had to go back to 2001 before I came up with a similar number of … (0 comments)
