lance owens: The Biggest Issue Facing Housing Next Year - 12/18/19 11:02 AM

This coming year the housing market will be defined by 3 things- inventory, interest rates, and appreciation.  But the biggest issue the housing market will face in 2020 is an inventory shortage.  There aren’t enough homes on the market for buyers, especially on the lower end of the market. Based on what is forecasted, we know that interest rates are projected to remain low and that appreciation is expected to continue as we move into 2020.  Additionally, the upcoming election will provoke many unique perspectives on the health of the US housing … (0 comments)

lance owens: What’s the Latest on Interest Rates? - 08/27/19 11:08 AM
Mortgage rates have fallen by over a full percentage point since Q4 of 2018, settling at near-historic lows. This is big news for buyers looking to get more for their money in the current housing market.According to Freddie Mac’s Primary Mortgage Market Survey,
“the 30-year fixed-rate mortgage (FRM) rate averaged 3.60 percent, the lowest it has been since November 2016.”
Sam Khater, Chief Economist at Freddie Mac, notes how this is great news for homebuyers. He states,
“…consumer sentiment remains buoyed by a strong labor market and low rates that will continue to drive home sales into the fall.”
As a potential buyer, the best thing … (0 comments)

lance owens: Housing Supply Not Keeping Up with Population - 08/20/19 11:49 AM

The number of new housing permits issued prior to the great recession increased for 15 years until 2005 (from 1.12 million in 1990 to a pre-recession peak of 2.16 million in 2005). According to Apartment List,

lance owens: Mainland VS Hawaii - Existing Home Sales Slow To Start Spring - 04/26/19 02:26 PM

It has always intrigued me to look at mainland trends vs Hawaii trends.
Aloha, Lance Owens (RS) here, with LUVA Real Estate and as most of you know, Kona is a sleepy little fishing village, known for its world class Marlin fishing, Golf Courses and the BEST weather in the State, yes I said the best weather in the State of Hawaii. In fact Kona is the only district in Hawaii, whose climate is drier in the winter, than it is in the summer, I wont do any name dropping, but there is a reason our little airport has over 60 private jets parked … (1 comments)

lance owens: Student Debt Cuts Home Purchase Power By 19%, Something To Think About - 03/29/19 02:04 PM
As a Realtor and Parents of a high school senior, my wife and I had no idea we would be offsetting our child's ability to purchase a home  by 19%, when we encouraged him to go off to college (even with the difference in income that education may have earned him).
Without a doubt as parents our intentions are always the best, but sometimes as good as our intentions are, we miss the mark! Usually our children recover from our mistakes in a day or two, and all is good.
But Student Debt is a whole new monster, we could end up handicapping our children, long after … (0 comments)

lance owens: Is Student Loan Debt A Threat To Homeownership? No! - 01/29/19 01:30 PM
Aloha, Lance Owens (RS) here, bringing you the real estate minute. Every few days we scan the news, the MLS, attend community meetings, look at sales, and refer to our partners, and try to bring you what we feel is important in today's ever changing market. Over the course of the last thirty years, a shift has happened. An entire generation has been raised to believe that a college education is their key to unlocking opportunities that were not available to their parent’s or grandparent’s generations.
Due to this, student loan debt has soared to $1.5 trillion and represents the largest category of debt, … (0 comments)

lance owens: $30,000 Fines Proposed for Illegal Vacation Rentals (Bill 108) - 01/23/19 01:05 PM

Hawaii County Planning Department has proposed fines of $30,000 for property owners that violate our new ordinance 18-114,  or better known as "Bill 108"
In the blink of an eye, we have gone from the "Wild, Wild West", to the most "Policed" State in the Nation.
Don't get me wrong, Bill 108 has its pros and cons, but $30,000 a day in fines is neither a  "pro" nor "con", it's just pure INSANITY!
Think about this now:
"You have been legally renting your home out as a vacation rental for years now, you plan on retiring here in 2021, you have been  "offsetting " your home ownership cost … (1 comments)

lance owens: Hawaii's Bill 108 Becomes Ordinance 18-114 Short Term Vacation Rentals - 01/03/19 02:52 PM
Aloha, Lance Owens (RS) LUVA Real Estate here, bringing you the latest real estate news.      Hawaii's controversial Bill 108 (draft 7) has now been made into “Ordinance 18-114” (see below) putting heavy regulation on Short Term Vacation Rentals in Hawaii, specifically Hawaii Island.
West Hawaii Association of Realtors (WHAR) put a tremendous amount of effort into trying to protect homeowners’ rights as the county moved forward with this “less than perfect” new Bill 108.
It was important to us ALL that homeowner rights were being protected….. we had some partial success on this.
Quick note,  as a Realtor, I am neither … (1 comments)

lance owens: Buyers: Don't Be Surprised by Closing Cost! - 11/26/18 11:25 AM

Aloha, Lance Owens (RS) with LUVA Real Estate here, just bringing you our "Real Estate Minute"
Many homebuyers think that saving for their down payment is enough to buy the house of their dreams, but what about the closing costs that are required to obtain a mortgage?
By law, a homebuyer will receive a loan estimate from their lender 3 days after submitting their loan application and they should receive a closing disclosure 3 days before the scheduled closing on their home. The closing disclosure includes final details about the loan and the closing costs.
But what are closing costs anyway?According to Trulia:
“Closing costs are lender and third-party fees … (0 comments)

lance owens: Economic Recovery from Volcano, Slower for West Hawaii - 10/22/18 01:39 PM
Aloha and good morning Kona.  (photo above from this morning)
As I sit here putting together my (WHAR) Presidents report for the State board “Hawaii Association of Realtors” (HAR) I surprised myself with some of the numbers, so much so I thought I would share them with you.
As Puna was taking the physical brunt of the damage from the worst lava flow in recent history, there was a silent devastation happening on the west side of the island, so silent most of us missed it as we helped our neighbors on the east side.
I am going to point to 2 of … (1 comments)
