The most recent Pending Homes Sales Index from the National Association of Realtors revealed that homes going into contract in February increased to their highest level since June 2013. The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing. March 27 2015 Some Highlights of the Report: Existing National Home Sales are up 4.7% from sales last year, and up 1.2% month-over-month Kailua Kona Home Sales are actually down -7.2% (no inventory) Island Wide Home Sales are up 10.1% Percentage of First-Time Homebuyers increased for the first time since November when it climbed to 29% National median Home Price is up 7.5% over last year marking the 36th consecutive month of year-over-year gains. Now that the housing market has stabilized, more and more homeowners are considering moving up to the home they have always dreamed of. In most areas, prices are still below those of a few years ago. Also, interest rates are still near 4%.

Are you thinking about buying property in Kailua Kona on the Big Island? First, do some research with the Department of Land and Natural Resources (DLNR). Hawaii Statute, Chapter 13-275 HAR October 31, 2002 was enacted to "preserve the heritage and aesthetics of the land." West Hawaii Real Estate News for February 15, 2015. We are now halfway through February and the January numbers are all in. First I want to share my sunset photo from Thursday night North Kona Home prices, for Single Family Homes in Kona went up 4.85% over last January, and looking at what actually sold....... Homes under $500,000. 14 sold, and only 2 of those were for cash. Homes from $501,000 - $999,999. had 13 sales with only 2 of those being cash. Homes over a Million, 8 sold, and 6 of those were for cash, pretty big percentage of cash

Aloha, Lance Owens here with LUVA Real Estate, I find it amazing how afordable Hawaii really is and how few people realize it. What would you say if I showed you 1 bedroom. 1 bath condo, located on Alii Drive (desirable area). The complex sits on both sides of the street, Ocean front, and almost ocean front (across the street). You have access to all the amenities in the ocean front complex, but this unit is across the street. Priced at $169,900.
