West Hawaii Real Estate News for February 15, 2015. We are now halfway through February and the January numbers are all in.
First I want to share my sunset photo from Thursday night
North Kona Home prices, for Single Family Homes in Kona went up 4.85% over last January, and looking at what actually sold.......
Homes under $500,000. 14 sold, and only 2 of those were for cash.
Homes from $501,000 - $999,999. had 13 sales with only 2 of those being cash.
Homes over a Million, 8 sold, and 6 of those were for cash, pretty big percentage of cash … (1 comments)

According to the Hawaii Information Service (MLS), North Kona home sales, January 2015, increased by 28% over 2014

To no surprise November numbers are up
Homes Sold: Up by 72% over last year. If you follow my report you know that October was a strange month, numbers were down, but the market was busy - this kind of explains it, we had a few carry overs that posted for November. Taking a look at Year To Date (YTD) numbers we are up 18%, which suggests that we are in a good, strong, upward market.

This is my favorite part of ActiveRain , Members helping members for no good reason at all - just random acts of kindness.
I have said for years that something needs to be done, I always thought maybe a $1.00 per add, just to keep the spammers/scammers out, and legit information in. It would also help in tracking down the bad people through credit card charges.
Lets just hope its nowhere near the $25.00 you talk about.

Homes - UP 5.77%
Condos - UP 8.43%

In the process of listing a home in Lokahi Makai subdivision in Kailua Kona, Hawaii. I don't know how familiar you are with these "Cooperative Short Sales" and Bank of America, but they are a pretty good deal. We've done a few of these and what happens is, the bank sends an appraiser over. they do a full on Appraisal - not a BPO (if your not familiar with these terms, please give me a call and I can bring you up to speed). The Big Island of Hawaii keeps shattering the national trend when it comes to number of sales. We had a little stumble in April, but as suspected, I think it had to do with the Japan Earthquake, The Tsunami that closed business's on the Big Island (over $30,000,000.00 in damages) , and the new Lava flow that grabbed national attention (I guess they didn'trealize the Lava has been flowing for 30 years now) Anyway, lets take a look at the numbers.

Kailua Kona Real Estate has been on the recovery for over a year now and this is the first time in 15 months that I have not seen the number of homes sold, not surpass last years sales. In fact most of the last 15 months seen increases that surpassed, 2009, 2008, and 2007. Don't panic just yet though, June had a huge increase - stealing some of the closings that would have happened in July. I attribute this to the rush of last minute buyers that wanted the tax credit. OK - sales up - but whats selling ? Well lets take a look at the single family home sales, in Kailua Kona on the big island of Hawaii
$200,000 and under - 1 sale
$200,000 - $299,000 - 7 sales
$300,000 - $399,000 - 12 sales
$400,000 - $499,000 - 6 sales
$500,000 - $599,000 - 3 sales
$600,000 - $699,000 - 3 sales
$700,000 - $999,000 - 5 sales
$1,000,000 plus - 3 sales (including a $6.1 million dollar sale)
So roughly speaking, half of the sales were for under $400,000, and the other half of the sales were … (2 comments)

If you have been following my blog you already know that Kailua Kona sales have been steadily increasing for 10 months straight now - in fact many of these months, home sales have actually been better than 2009, 2008, 2007, and 2006. And from a personal standpoint - only 1 of the 16 sales I have closed in the past 12 months took advantage of the Tax Credit, so don't believe the hype that- this was the fuel for the fire.
