Its not even the end of the month yet, and we have already surpassed last years numbers - in fact Condo Sales are off the chart - over 162% from last years sales. In fact we are already ahead of 2008 and 2007. We even stand a chance of catching up to 2006 numbers ! Kona is doing great. market reports: North Kona Home Sales up a staggering 228% over last year!

According to the Hawaii Information Service (Hawaii MLS) North Kona home sales are up a staggering 228% over last year, and I know more sales will show up in the next dew days!
And this isn't just some blip in the radar screen - January was the 9th month in a row to beat last years sale, in fact many of those 9 months also beat out 2007, 2006 numbers. In fact, hold on a minute and let me go back and check January sales.

Your sitting there freezeing you tail off, stuck indoors, and you could be here - do you know there are 28 homes under $300,000 in Kailua Kona right now - and there are over 70 condos under $200,000. In fact I have a 3 bedroom 2 bath for $195,000 in a great complex !!!

Many people have asked this question over the last 2 months, and this is a blog that has been kind of hard to write!
Back in July I received a call from my mother - dad has had a bad fall and broke his hip. Don't ask me why - but my gut told me this was it - somehow you just know these things. Take a look at February's figures
I just pulled the report and looked at in depth, now usually I just report the Kona side, but today I decided to take a look at the entire island.
85 - Number of homes that sold for the Big Island. (Off 26 % from last year)
13 - The number of Condos that sold for the Big Island. (Off 37 % from last year)
68 - Number of Vacant Land that sold for the Big Island. (Off 50 % from last year)

Oahu's Headlines today - HOME PRICES OFF 50% !!!
Big Island Report shows similar numbers - we are off by 47% (Hawaii Island )
Kailua Kona shows 65% Decline. 7 homes sold for January 2009, VS 20 homes sold in 2008 - and that was a terrible year.

I have been saying for a while now that we were headed to 2004 prices, and now its here. I have looked at some of the current listings, and sure enough - they sold in 2004, for exactly what they are asking today. Thats great news for the local families, bad news for investors. Whatever it is - its here to stay for awhile.

market reports: Kailua Kona Condo Market Picking up steam the last 1/4 of May

The picture was looking a little bleak just on week ago - looking at the numbers, condo sales were at 8, putting us on track for 12 - scary! But today's numbers look a lot better - we are at 18 so far, with a few more days to go. Still off from last year (33 for May) but way better than 8!
Here are the closings for May - Condos, Kailua Kona, Keauhou, West Hawaii real estate sales.

market reports: Follow up to $1,000,000 home sales in Kailua Kona, Real Estate

Earlier we too a look at home sales in North Kona - month to date. So I decided to see how last year compared to this year - in million dollar home sales.
So 2007 May sales of homes over $1,000,000 - was 7 - not far off from this months - it seems that the market that is taking the hit - is the afordable housing. Just for fun I will attach those sales of over $700,000 for last year.
