mortgage: CASH? CONV? FHA? VA? USDA? Who is buying what in the Hawaii Real Estate Market - 01/03/12 05:49 PM

Do you ever wonder who is buying what, and with what? CASH? FHA? CONVENTIONAL? USDA? VA?
Well - I do, so I took a look at recent sales in Kailua Kona, Hawaii, just to see what the reports say.
You have to wonder, with all this bailout money going to the banks - there's got to be tons of buyer's - getting great loans - RIGHT?
THINK AGAIN - The bailout money is going to pay down the banks bad debts, pay off the bonuses, but they sure aren't loaning money like they should be. I can name … (2 comments)

mortgage: Myth #1 : I need to stop paying my Mortgage to do a Short Sale - 04/27/11 01:44 PM
Absolutely NOT. If you have the means to continue paying, you can still pay. But a better question is, what will the Short Sale do to my credit vs a 90 day late payment. Take a look at some recently released numbers concerning your FICO Scores.
Lets take the median score of 720
30 days late - drops that to 630-650
90 days late - drops that to 610-630
Short Sale/Deed in Lieu - no deficiency - 605-625
Short Sale with deficiency - 570 - 590
Foreclosure - 570 - 590
Bankruptcy - 525 - 545
So does it make sense … (0 comments)

mortgage: Mortgage Insurance - Is it a Scam? What does it really cover? - 04/02/09 07:22 AM
I have a homeowner (condo) and this is her primary residence, and it is in foreclosure. Pay off is roughly about $300,000. The offer is for $195,000 - CASH. Which by the way is about 10,000 under fair market value - of course that is reason for a whole new blog - what is fair market value when you 848 active listings, with only 13 sales last month? Needles to say I think this is a very good offer and I let the bank know this also.
Here is there response to me - by the way the names have been changed to protect … (6 comments)
