I was calling this out at the beginning of the year.
The Kona real estate market could go 1 of 2 ways with the recent volcanic activity, or better yet, lack of volcanic activity.
1: Buyers would realize what a bargain the Big Island really is, when compared to the other islands.
       or
2: Lingering effects from last years volcano could put us into an extended slump and precede what seems to be happening across the islands, and the country.
My pick was #1, and looking at the numbers it appears to be trending that way

MLS sales report shows an increase in the number of condos sold by 4.55% , and a slight decrease in condominium prices YTD .

Corelogic just released the latest numbers on Home Equity and it states " that 94% of homeowners with a home value over $200,000 now have equity in their home! 
Its funny because some news agencys are reporting that "Over 5 Million Properties Remain In Negative Equity"  
That number is actually down by over a 1.2 million or 19.4% - thats the news!

North Kona Home prices, for Single Family Homes in Kona went up 4.85% over last January, and looking at what actually sold.......
Homes under $500,000. 14 sold, and only 2 of those were for cash. 
Homes from $501,000 - $999,999. had 13 sales with only 2 of those being cash. 
Homes over a Million, 8 sold, and 6 of those were for cash, pretty big percentage of cash … (1 comments)

Last week we went over the current MLS sales statistics - NUMBER OF SALES, and also SALES VOLUME in DOLLARS. Today we are going to take a look at the Median Sales price, for North Kona, which includes sales from Hualalai, Kailua Kona, Keauhou, and Honalo. I don't know if you remember, but June 2007 numbers were at $601,000. that was down by <7.54%> over last year, well July 2007 numbers show the Median Sales Price @ $604,040, a slight increase over last months totals, not really a significant increase, but enough to say we are only off now by <7.07%> year … (3 comments)
