realtor: The Biggest Issue Facing Housing Next Year - 12/18/19 11:02 AM

This coming year the housing market will be defined by 3 things- inventory, interest rates, and appreciation.  But the biggest issue the housing market will face in 2020 is an inventory shortage.  There aren’t enough homes on the market for buyers, especially on the lower end of the market. This is a topic that has come up frequently within the past several months.
Based on what is forecasted, we know that interest rates are projected to remain low and that appreciation is expected to continue as we move into 2020.  Additionally, the upcoming election will provoke many unique perspectives on the health of the US housing … (0 comments)

realtor: Vacant Land Sales Dip - A Lot - For North Kona - 04/25/19 02:29 PM
While a large part of the island has seen double digit increases in the median price for vacant land sales, North Kona has seen a significant drop in price and the number of sales for 2019 over 2018. Some are blaming the high cost to build here now, others on the lack of availability of good, licensed contractors, and of course we have the aftermath of last years Volcano! Lets start out real quick with a reminder from last year, that West Hawaii real estate sales were the hardest hit when the the volcano was active, over 30% worse than the … (2 comments)

realtor: Student Debt Cuts Home Purchase Power By 19%, Something To Think About - 03/29/19 02:04 PM
As a Realtor and Parents of a high school senior, my wife and I had no idea we would be offsetting our child's ability to purchase a home  by 19%, when we encouraged him to go off to college (even with the difference in income that education may have earned him).
Without a doubt as parents our intentions are always the best, but sometimes as good as our intentions are, we miss the mark! Usually our children recover from our mistakes in a day or two, and all is good.
But Student Debt is a whole new monster, we could end up handicapping our children, long after … (0 comments)

realtor: Is Student Loan Debt A Threat To Homeownership? No! - 01/29/19 01:30 PM
Aloha, Lance Owens (RS) here, bringing you the real estate minute. Every few days we scan the news, the MLS, attend community meetings, look at sales, and refer to our partners, and try to bring you what we feel is important in today's ever changing market. Over the course of the last thirty years, a shift has happened. An entire generation has been raised to believe that a college education is their key to unlocking opportunities that were not available to their parent’s or grandparent’s generations.
Due to this, student loan debt has soared to $1.5 trillion and represents the largest category of debt, … (0 comments)

Aloha, Lance Owens (RS) with LUVA Real Estate here, just bringing you our "Real Estate Minute"
Many homebuyers think that saving for their down payment is enough to buy the house of their dreams, but what about the closing costs that are required to obtain a mortgage?

But what are closing costs anyway?According to Trulia:

Are The Kids Finally Moving Out?
Thursday February 18th, 2016  First Time Home Buyers, For Buyers, Housing Market Updates,Millennials
During the recession, many young adults graduating from college were forced to move back in with their parents.
