As a Realtor you would think I should know more about how this program works, but I can tell you as a recipient of the program, even the bank couldn't tell me how they were going to get to the new payment, but now the cat is out of the bag, so I thought I would share this with others.
My previous loan was for approxamtly $250,000, and my payment was about $1,560.00 with the escrow account for taxes and insurance

Kailua Kona, more specifically - North Kona Home sales - Rocked for the last part of 2009, if fact they were so good they out did the 4th quarter for 2008, 2007, and 2006.
3rd quarter held its own also - I don't have the numbers in front of me, but pretty much the last 9 months  of last year were steady uphill climb.

I know your shaking your head - whats this guy talking about? But I have this Pualani Estates home listed at $298,000 - this same home sold for $540,000 in 2005!!!
You can - if you like - go right up the hill and pay $397,000 for the equivilant Home? (ie: Macy's) Or you can come see me for Costco Pricing!

West Hawaii, more specifically the Kailua Kona area has seen a 63% increase over last Octobers sales - on Single Family Homes. This doesn't appear to be some blip on the horizon, at least not from where I sit. We have 7 months in row now that have at least met, actually 6 have exceeded, last years sales . September 2009, Kailua Kona (North Kona) home sales have increased over last September's sales by a whopping 41%, and this makes it 5 months in a row that we have seen increases over last year!  This also puts us up now for the - year to date - over last years sales.

As of 9:00 am on July 23, we are dead even with July 2008 home sales - so unless we dont sell another home for the rest of the month, id venture to say we are going to surpase last years sales. I know I am really stepping out on a limb making a preditcion like that - but you know, I was raised in Vegas.
Even better news for Kailua Kona real estate, is the fact that the amount of money exchanging hands this month is up over + 39.% over last years, and we still have a week to go.

Second month in a row that homes sales met or exceeded last years numbers - is this the sign?  These numbers are reported by the Hawaii MLS and your favorite Realtors.
I dont know - do you ever know? Anyway - take a look at the numbers and decide for yourself - its your money - not mine :)

I know - the - LONG, If EVER Sale, also known as a short sale, does actually close. I decided to take on short sales pretty much exclusively, about a year ago, and it has been a long, hard, learning process - but it is paying off. I have a homeowner (condo) and this is her primary residence, and it is in foreclosure. Pay off is roughly about $300,000. The offer is for $195,000 - CASH. Which by the way is about 10,000 under fair market value - of course that is reason for a whole new blog - what is fair market value when you 848 active listings, with only 13 sales last month? Needles to say I think this is a very good offer and I let the bank know this also.

So the Big Island of Hawaii only had 13 total condo sales for the month of February, of the 13 that sold, 8 were in Kailua Kona, of the 8 that sold - 4 were either an REO or a Short Sale. Of those 8 that sold, there price ranged from $170,000 - $450,000 - with one exception - There was a unit sold for $1,250,000 cash - with 96 days on the market . Looking for some feedback - Our MLS came out with a new policy the other day - stating that we can no longer disclose in public comments - that the property is in Foreclosure, or a Short Sale. I think this is INSANITY 101.
