Island wide - Median Sales Price slowed 15% from June last year, with Kona showing a little more than 9% drop in Median Sales Price. Very Interesting if you looked at my last 2 reports - 38% drop in the number of sales, and 54% drop in the $ amount exchanging hands? But only a 9% drop in median price? Does that mean we are near the bottom ? Island wide sales Volume slowed 67% from June last year, with Kona showing a little more than 54% drop in sales volume (dollar amount exchanging hands) .

sales: Kailua Kona Condo Market Picking up steam the last 1/4 of May - 05/28/08 11:17 AM

The picture was looking a little bleak just on week ago - looking at the numbers, condo sales were at 8, putting us on track for 12 - scary! But today's numbers look a lot better - we are at 18 so far, with a few more days to go. Still off from last year (33 for May) but way better than 8!
Here are the closings for May - Condos, Kailua Kona, Keauhou, West Hawaii real estate sales.

This is a hard question in todays market, according to the June 2007 MLS statistics home values in West Hawaii (Kailua Kona, Keauhou) have been on the decline for at least the past year and half, Year to date shows that the number of sales for North Kona (also known as West Hawaii???) has declined 18.48%, . So did the gold rush come to halt - NO, has it taken a healthy adjustment - I think so.
