OK, this is just my theory - but it worked for me! I had a few questions on my last blog about retaining a full commission
I had a Short Sale - Client owed $430,000 - negotiated a sale of $270,000 with 6% commission. When I presented the offer, I also had a HUD prepared for the bank, and on my cover letter - I brushed over the details of the contract - but Focused on the bottom line, that the bank would receive at the close of this transaction. That fell out 2 days before closing, I have relisted it at $299,000 and have an offer in for review at the bank - this offer is not full priced, but within 10% of the last approved shortsale.
