I know your shaking your head - whats this guy talking about? But I have this Pualani Estates home listed at $298,000 - this same home sold for $540,000 in 2005!!! You can - if you like - go right up the hill and pay $397,000 for the equivilant Home? (ie: Macy's) Or you can come see me for Costco Pricing! Short sale - do you know what that means - Long - if Ever Sale - right? Wrong - I have closed 10 just this year, and still counting. I have a homeowner (condo) and this is her primary residence, and it is in foreclosure. Pay off is roughly about $300,000. The offer is for $195,000 - CASH. Which by the way is about 10,000 under fair market value - of course that is reason for a whole new blog - what is fair market value when you 848 active listings, with only 13 sales last month? Here are some guideline's set up by Fannie Mae Establishing a new policy for preforeclosure sales. A preforeclosure sale involves the sale of the property by the borrower to a third party for less than the amount owed to satisfy the delinquent mortgage, as agreed to by the lender, investor, and mortgage insurer. Due to the increased incidence of preforeclosure sales, Fannie Mae is establishing a 2-year elapsed time period for reestablishing credit following completion of the action. Finally and easy way to research foreclosures, short sales, and REO (bank owned properties) on the Big Island of Hawaii. In the beginning I tried using RealtyTrac, and Yahoo real estate, but I found their numbers were so so far off track, and outdated, I couldn't even use them. The scary thing was that whenever you saw a report on TV, they quoted one of these sources!
