menifee: Murrieta Short Sale Specialist Gets Another Approval! - 09/09/13 08:25 AM
We just had another successful short sale closing. This one was tough. We had a first and a second on the property. The borrowers filed BK and did get their BK Discharged. The second was part of the BK filing however when we went back to the second they refused to remove the 2nd lien.
After going back and forth with the lender, we finally came up with a solution where we got the 2nd lien removed from title and had a very very successful short sale closing.
If you or someone you know is thinking about a short sale, I … (0 comments)

menifee: Relief for House Owner:California Homeowner Bill of Rights Becomes Law - 07/13/12 09:08 AM

The whole nation was looking forward to Governor Jerry Brown to sign the Homeowner Bill of Rights intended to help people of California in keeping their home safe. The main aim of the law is to help people in preventing the negative effects of foreclosures and to stabilize the housing market of California. Some of the main points included in the law are prohibiting dual tracking on part of the lenders, providing safeguard to the borrowers during foreclosure process and provide borrowers with the power to sue lenders for any form of violation of the law. The bill is also … (0 comments)

menifee: Don't Pay Any Upfront Fees For Your Loan Mod or Short Sale - 01/05/12 09:37 AM
Menifee, CA I recently met a client that inquired about a short sale. My process of pre qualifying a candidate for a short sale is to be certain the borrower has gone through the necessary steps to save their home.
I was really surprised to hear there are still company's out there that continue to charge upfront fees in hopes of providing a solution.
My message to the public is PLEASE...do not pay one thin dime to any company out there trying to collect fees for getting you a loan modification or short sale. There are government regulations that restrict this practice.

menifee: How To Ensure Accurate Appraisals And A Successful Menifee Short Sale - 12/01/11 02:11 PM
Menifee CA – The biggest threat to your short sale is a high appraisal. Which is why your agent needs to make sure the appraisal is accurate. Here is the process your agent needs to follow to ensure an accurate appraisal
The person doing the appraisal doesn’t understand why the home is selling for a specific sales price. They don’t understand why buyers are only willing to pay X. That is why your agent must explain that to them.First, your agent should always meet them at the property and bring a detailed Comparable Market Analysis (CMA) with them. The CMA should include at … (0 comments)

menifee: How do I find a Menifee Realtor that specializes in short sales? - 12/01/11 08:23 AM
Menifee CA – Why is it so important to select the right agent to short sale your house? I'll tell you why. If you pick the wrong agent you risk losing your house to foreclosure and you will not be able to buy another home for the next 5 to 7 years! You will only have one chance to short sell your home and if you select an inexperienced agent, this will have long term effects on you personally and financially. So needless to say this will be a major decision when hiring an agent.
First of all. Look for a … (0 comments)

menifee: Menifee Short Sale The Biggest Threat To A Successful Menifee Short Sale - 11/22/11 11:02 AM
Menifee CA – Banks order an appraisal before approving a short sale. As a short specialist we know the  biggest threat to a successful short sale closing is the appraised value. Banks are strictly making their decision based on economics.
A bank will approve a short sale only if they think they will net more money taking the short sale offer. To make sure they aren't selling the house for too little, they order an appraisal. The problem is that most homes are selling for less than appraisal. In one example, a non short sale listing sold for 225k. However, the property … (0 comments)

menifee: Menifee Short Sales: What makes a good short sale realtor? - 11/21/11 08:39 AM
Menifee CA – A good short sale realtor will mean the difference between success and failure on your short sale. If you are working with a seasoned professional, the entire transaction should be as transparent as possible. The agent understands you are already under alot of stress and makes every effort to comfort you during difficult times. Here are some of the qualities that make a good, effective short sale realtor.
Persistence. Short sales are frustrating. Many times you will feel like giving up. Many times you will feel like you have finished the task. The short sale will be approved. Then, … (0 comments)

menifee: Menifee Short Sales Should Your Agent Check On The Accuracy of an Appraisal? - 11/21/11 07:57 AM
Menifee, CA. Is your agent going the extra mile to ensure that the appraisal on your home is correct and accurate? This is a very important step that should not be overlooked. This can also make the difference between closing a a successful short sale or the bank foreclosing on your home.
Here's an example of what happened to an agent that either did not understand the local market well enough or decided it was too much extra work.
The buyer's came in with an offer. For demonstration purposes we will say the buyer's offer was $200K on a property. The bank … (0 comments)

menifee: Menifee Short Sales When Should A Bank Accept A Buyer's Offer? - 11/17/11 11:46 AM
Menifee CA – A bank should accept your short sale when the following rules apply. All banks and servicers have a fiduciary duty to the investor of the loan. There are 2 possible scenarios. Either your bank owns the loan or the loan is owned by an investor. In either case there is a fiduciary duty by the negotiator to get the highest offer.
The agent hired to do the job of selling your home as a short sale needs to understand this and also be able to provide proof to the lender the activity of the property since it was placed … (0 comments)

menifee: Menifee Short Sales-New HARP Program Update - 11/17/11 10:54 AM
The latest I have heard is the new HARP Program has taken effect. Experts are calling it the Harp 2.0 program, a revamped program from 2009.
The word in the industry is homeowners that have been current with their payments for the last 6 months and had the loan secured prior to 2009 and are owned by Freddie or Fannie should contact their lenders and be on the front end of the process before lenders getted bogged down with requests.
So check out my previous post on how to see if you loan is owned by Freddie or Fannie and contact … (3 comments)

menifee: Menifee Short Sales: You’re Strongest Bargaining Chip When Negotiating With Second Mortgages - 11/16/11 02:18 PM
Menifee CA – What happens if there is a first and second mortgage and both lienholders want more out of the sale? Sticky situation, right? This means that the two parties are vying for the same overall sum of the agreement but neither can agree , so ultimately they are asking for it at the other expense. So ultimately you are at an impasse until someone gives in. Make sense?  So we have both lenders being stubborn and neither party agreeing to a compromise. Ultimately, this does not do anyone any good. If no one can agree than the first mortgage holder … (1 comments)

menifee: Menifee Short Sales-New HARP Program - 11/14/11 01:43 PM
Menifee, CA The new and improved HARP Program is launching November 15th and lenders will be introducing the program to underwater borrowers over the next several months. There is no clear picture as to which lenders are rolling out the program and those participating just yet.
Some of the requrements are that the loan must be owned by Freddie or Fannie, and your current mortgage must have a securization date prior to June, 2009.
If you are uncertain if your loan is held by Freddie or Fannie there are 2 websites you can visit.

menifee: Menifee Short Sales: Something You Must Know When Short Selling Your Property - 11/14/11 11:02 AM
Menifee CA – Banks continue to play by their own set of rules. I recently met a couple of agents at a short sale convention I attended. One agent informed me  of some really shocking news. She had been working on a short sale approval in a diligent fashion for the past two years and got the short sale approved. The lender stated they were approving the short sale and would allow the seller to walk away owing nothing. However, after the short sale was complete, the lender resumed collection tactics for her clients to repay the loan. The lender stated in the approval letter that the … (0 comments)

menifee: Menifee Short Sales: How To Hold Your Bank’s Feet To The Fire - 11/14/11 10:10 AM
Getting Frustrated With Your Short Sale Approval? Have you ever been so frustrated with the bank you could just scream?
Try this tip: File Your complaint with www.ripoffreport.com and be sure to include as much detail as you can. Be sure to include the banks name. That way the banks name will show up in Google when others are searching. Banks don't want bad press.
Here's another idea. Contact your local television station or radio station or newspaper. Lender's don't want the bad press right now and this is a sure fire way to get their attention and put a call … (3 comments)

menifee: Menifee & Temecula Loan Mods Can Be Tricky Proposition - 06/07/11 08:55 AM
Loan modifications can be a tricky proposition. I don't claim to be an expert at them nor do I execute loan modfications for clients, but I do try and help homeowners that are in the battle fields with their lenders. Coming up with the proper balance of income verses debt is really key to a loan modification and contacting a lender and asking for a loan modification is not an easy task nor is it for the weak at heart.
I have met with dozens of homeowner's that have taken on the feat...and well....feel defeated...once they are done talking with their … (0 comments)

menifee: Menifee CA Another Successful Short Sale Approval - 04/04/11 04:31 AM
I have been working with a very nice couple as their buyer agent trying to locate and secure a property. In our market most homes are short sales, and getting your offer in first position can be a tricky task.
My clients are VA Buyers and found a home they absolutely love here in Menifee, CA and through my expertise as a short sale specialist, we got our offer in front of the bank (and not just a back up offer) and we received an approval letter just 45 days later.
The trick to getting an offer in front of the … (0 comments)
