sumter: November 2010 Sumter Market Report - 12/10/10 04:23 AM
Market Summary Thru November 30, 2010
November saw another decrease in the number of units sold to 42 down 9 units from October.  We have been seeing more buyers looking at houses and we have had many houses close after December 1st that do not show on this report.   The Year To Date Closings for 2010 continues to lag behind 2009 numbers.  I d not expect to see this gap close in December and 2010 will have fewer homes closed than the prior years.     Days on Market for Sumter County, South Carolina decreased from 165 in … (2 comments)

sumter: Willard Farms Pumpkin Patch and So Much More Sumter SC - 10/25/10 01:25 AM
Willard Farms is located just outside Sumter off highway 378 in Gables.  Willards is a family farm that produces fresh produce through the summer  and fall months and this fall has introduced a corn maze and pumpkin patch.  They do offer Community Supported Agriculture which allows families in the community to purchase vegetables that are delivered fresh on a weekly basis.   This was my first visit to Willard’s and wow!  It is a cool place!  They have many different options for activities.  With 20 month old Maddie with us, we opted for the hayride to the pumpkin patch and pumpkins … (3 comments)

sumter: Friday's Anthem Performed by the Academy Choirs - 10/02/09 07:45 AM
Friday is Red, White and Blue day at AgentOwned Realty.  The agent owners and mangement do this to support our troops and to show our appreciation.  Mama Liz started a group on AciveRain called "Support our Troops Friday" and I like to post the National Anthem.  I am fortunate and get to hear the National Anthem daily from the loud speakers at Shaw Air Force Base.  I like to post the Anthem every week to remind everyone how fortunate we are to live in the United States,  I also realize most Americans do not hear the National Anthem weekly unless they … (4 comments)

sumter: Jury Duty - 09/18/09 10:29 AM
Jury Duty   My number came up.  I can't complain as this was my first time ever being chosen for jury duty.  I was concerned though about being in General Sessions and Common Pleas.  I didn't mind being called for traffic court, but the thought of sitting on the jury for criminal trials made me nervous.    I ended up finding the experience interesting.  Many of my fellow jurors commented on how many pleas there were.  The other part of our observations were that many young people need to come to court and observe this process.  Sitting there for four days … (4 comments)

sumter: Sumter, South Carolina Real Estate Market Update May 2009 - 06/12/09 05:00 AM
Wow, another month has gone by in the real estate market.  Overall, we hear news that the markets are improving throughout many parts of the county and that is great news for many people especially sellers.  And yes, I do mean real estate markets.  Every state, county, town and subdivision is different so each is a market!    Buyers, now is the time to make the commitment and get off the fence.  Uhm, aren't you getting sore from sitting on it for so long anyway?  There is only 5 1/2 months left in the $8000 first time home buyers tax credit … (2 comments)

sumter: I love my new perfume.... - 05/24/09 11:31 AM
I waited many years and had much heart ache to become a Mom.  But today I realized that one of the sweetest parts of my new role in life is my new perfume.  Oh, it isn't anything fancy, but to my nose it is as sweet as any fancy, smancy designer perfumes people are paying outragous amounts of money for at stores I don't even dare look at the door!   My perfume varies by the day and more realistically by the hour.  I might leave the house smelling like Irish Spring or Zest or it might be Johnson's … (6 comments)

sumter: Are Homes Selling in Sumter? Yes!!!!!! Part 1 - 05/02/09 12:27 PM
What does it take to sell your home in Sumter?  This is a question that I often hear.  I like any other agent have had some homes linger on the market to suddenly sell right before their expiration of the Listing Agreement.  I have also had homes sell very quickly.  The properties that sell quickly have several common threads among them...  You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....   A house for sale is different than a home to live … (1 comments)

sumter: Is your real estate agent a problem solver? - 01/27/09 03:33 AM
Is your Realtor® a problem solver?   In today's real estate market, many skills are needed by Realtors®.  Realtors need to be good working with people, negotiating, juggling schedules, and have lots of patience.  But one skill seems to be emerging ahead of many others and that is problem solving.    Given a market where buyers want the most for their money, sellers want to make the most possible money, and financing can be tricky, the ability to recognize problems and solve them creatively is becoming more and more important.  An agent needs to be able to step back and look at the … (7 comments)

sumter: Sumter, SC Real Estate Market Update December 2008 - 01/07/09 05:42 AM
December proved again to be a slower month in the Sumter, SC real estate market.  This has been true of our market for the last three out of five Decembers.  The beginning of December was slow with not many buyers out searching for a home, but the end of the year went out on a positive note with more and more showings of homes that were listed.
The number of units sold in December decreased slightly from November with 57 units closing in December vs. the 59 in November.  With the holidays, I was not expecting a large change in … (2 comments)

sumter: Grand Opening AgentOwned Realty Sumter - 08/22/08 08:04 AM
August 20th, 2008 was an exciting day for the Sumter AgentOwned Realty office.  We celebrated our official Grand Opening with the Sumter Chamber of Commerce and many guests.  Thank you to all who attended and made the Grand Opening such a wonderful and memorable event.
Liz and Boyd Loadholt started AgentOwned Realty in 1992.  It was founded on the principle of having happy, satisfied agents who would then have happy and satisfied clients.  I have been with the company since December and I can see it works.  I have yet to meet an AgentOwned agent who is unhappy with the company.

sumter: Sumter, SC Real Estate Market Update May 2008 - 06/10/08 07:02 AM

With 95 properties sold in Sumter County during May 2008, the number of properties sold during May is holding consistent with prior months.  With the exception of January 2008, the number of units sold in Sumter County has been between 87 and 105 units since September 2007.  I do expect to see the numbers increase slightly during June and July as we have the PCS (transfer) season upon us for Shaw Air Force Base.
The monthly listings for Sumter, SC also remained near previous levels with 185 properties listed for sale during the month.  The numbers are still showing … (3 comments)

sumter: Remote Control Races in Sumter - 03/18/08 06:40 AM
Many residents of Wintergreen are aware of the Remote Control Car Race track in the Shaw Memorial Park next door to the subdivision.  On a bright sunny Sunday, I decided to go over and check it out for myself.  What a found was a bunch of really nice Sumterites with guests from as far away as Raleigh, NC and Savannah, GA.
I was greeted by several members of the Sumter Area Radio Control Car Club.  I quickly got a quick education on the club, their website and what was happening this weekend.  First, most of these are car drivers are amateurs … (2 comments)
