"Sooooo, how is the market?" I love it when people ask me that question. And they ask it all the time! The answer is always the same for me... at first.
"Good!"
First, it depends if you're buying or selling. On the buying side, mortgage interest rates are still at, and have been my entire career (10 years), all-time historical lows. Reform (the good kind) prevents a heck of a lot more crap lending from happening as compared to 10 years ago. And things are pretty affordable around here (even with recent sales price hikes) as compared to the rest of the nation.

Surprise!  Same house style, same updates and maintenance, and on the same street, but one house sold for $25,000 less than the other.  How does that happen?  It might surprise you to discover that one poorly kept home on a street can adversely affect the price of all the homes on the street.  Or it might affect only the home sitting next to the Frankenpatch with its 3 foot high weeds, untended garden and automotive cemetery.

Once upon a time a client fell in love with a house. But then they discovered it was already under contract! So sweet buyer looked at other homes and would you believe it? They fell in love with another home! Then the first home they wanted came back on the market again...

Last week after showing houses all day, I sped home for a little league baseball game. Poor Little Man had an error -- a hole between his legs. Yip. A baseball went straight through 'em. Keller performed very well in March selling 38 homes, as per our local MLS as of April 1st. Prices range from affordable homes in West Bursey Ranch selling around $90,000 to luxury homes in Danbury at close to $800,000. The market averages look like this:
•-          Days on market: 120
•-          Size: 2,940 feet
•-          Price: $294,792
Of those 38 sales, only 1 house was bank owned. There were 3 builder sales. The rest appear to be individually owned sales. That is a good thing. With that said, bring on the good sales again in April!
