The U.S. Department of Housing and Urban Development (HUD) and the U.S. Department of the Treasury released the November 2010 edition of the Obama Administration's Housing Scorecard (www.hud.gov/scorecard). The latest housing figures show continued signs of stabilization in house prices and high home affordability due in part to record low mortgage interest rates. The housing scorecard is a comprehensive report on the nation's housing market.

Just in the statistics from the Southern Oregon Multiple Listing Service for Dec 31, 2009 to Feb 28, 2010 for Jackson County, Oregon....
Some of the highlights:
For this time period the Ashland median home price rose from $208k to $298,900 - a 43.7% increase.
East Medford median home prices declined from $240k to $170k - a 15% decrease.
Overall Jackson County median home priced declined by 16.2%.
There are 1902 homes for sale and 73.9% of the homes are not distress home sales.

A view of Medford and Medford Homes from Roxy Ann Park.  If you have not visited this park lately, you really need to take a walk up above the fog and enjoy the view.  A great place for dogs and horses.  There is the short trail which is about 2 miles or around the whole peak and that isa bout 4 miles.

According to a recent post in USA today by Christine Dugas, she quotes the Southern Oregon Multiple Listing Service statistics as home sale up 73% in 2009 from 2008. I can say from my own experience that Medford and Ashland area homes sales were much better in 2009 than 2008, but 73% is a little bit of an exaggeration. Although, it may be technically true for the time period quoted in this post due to the parameters used in the calculation, I am predicting the overall percentage increase for 2009 compared to 2008 to be more in the 25 to 35% … (2 comments)

Home sales in Ashland and Medford area should remain steady now that Congress has passed new legislation that:
Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.
Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.  This is for home purchases up to $800,000.

Below are some of the recent statistics posted by the Southern Oregon Multiple Listing Service (Ashland & Medford Oregon area). These statistics compare July 2008 to July 2009:
The Months Supply of Inventory in all areas have gone down. Overall Jackson County's supply has gone down from over 14 months supply to 8 months supply. The number os homes for sale in Ashland has gone down from over 18 months to about 10 months supply. The number of homes for sale in East Medford has gone from 14.5 months to 8 months, and West Medford from 9 to 5 months. Good … (1 comments)

The East Medford real estate market is in the third year of decline since the peak in November 2005, but is showing some signs of improvement.  However, for the three month time period of March 1 to May 31, 2009 compared to the same 2008 period, the number of sales increased 42% from 80 to 114; available inventory is down 24% from 548 to 418; time on market has increased from 112  to 113 days; interest rates are just above 5%, and the median sales price is down -8.1%.  57% of all closed sales in the first quarter were "bank owned" … (2 comments)
