Current stats released from the RVAR/SOMLS show that the number of homes on the market is under 1200 units.  Wow that is a drop from about 1600 homes from the prior report!!!  and from the high inventory days of 4000 units of 2008.....the number of units is soooo much lower which would normally be a good thing for sellers, but since most of the homes on the market in the Ashland, Medford area are distressed, prices are not up yet.

Statistics compiled by Southern Oregon Multiple Listing Service also showed slight gains for existing homes in Ashland and the Gold Hill/Rogue River region.
About half of Jackson County's residential housing markets reported median sale price increases for existing homes during the three months ending Oct. 31.
While median price points surged in Phoenix, Talent, west Medford and White City, the county's overall median sales price for the period slipped 5.5 percent to $156,000 and stands 42.2 percent below the fall 2006 median of $270,000.

I predict in two to three years!  why?
1.  There have been numerous home owners that lost their home in the last few years either by short sale or foreclosure.
2.  Most of these folks liked being home owners rather than renters.
3.  FHA and FNMA are "saying" that 2 to 3 years after a distress sale, a person may be able to buy again.
4.  Most of the people I talk to while they go through their distress sale ask me "how soon before I can buy a home again?"

The new Dodd-Frank regulation proposes new changes for owner carry or owner financing.  The proposed changes would require an owner to:
1.  Pre-qualify the buyers to the standards of conventional financing
2.  Require an appraisal
3.  NO balloon payments
4.  If loan is adjustable then borrow must qualify to the highest interest rate at their current income levels.
If Owner does not comply and buyer fails to make payments, the foreclosure process could be negated and the owner could face large penalties.
