Statistics compiled by Southern Oregon Multiple Listing Service also showed slight gains for existing homes in Ashland and the Gold Hill/Rogue River region.
About half of Jackson County's residential housing markets reported median sale price increases for existing homes during the three months ending Oct. 31.
While median price points surged in Phoenix, Talent, west Medford and White City, the county's overall median sales price for the period slipped 5.5 percent to $156,000 and stands 42.2 percent below the fall 2006 median of $270,000.

A few facts about residential real estate in the Ashland, Medford area for the April 1, 2011 to June 30, 2011 time period. (this excludes rural homes)
In Ashland over 85% of the closed transactions were not distressed sales (foreclosures and short sales).
In West Medford only 20% of the closed home sales were non-distressed.
In Central Point is its about 40% non-distressed.

Good news was I was working with a long time loyal client.  End of the good news.  The bad news.  We entered into a contract to buy a house contingent upon a short sale approval from the bank. The loan totaled about $280,000. The property was in disrepair and had a collection of old cars and junk.  My client and I estimated about $25k to fix it up.  The market value of the property fixed up was about $250k.
Our offer was $190K.  Later a back offer came in at $215k. For 3 months we waited.  Luckily, my buyer had cash … (2 comments)

I recently co-presented a class on short sales at a WCR sponsored event.  My stats on short sales are:
one, didn't close in 1994 in CA,
Three, closed in  2001 to 2003 in oregon
Two, closed in 2007, one went to foreclosure
One in 2007, I got the private lender to pay the seller moving costs for the deed and the property in good condition.
In 2008 so far, one I lost to foreclosure, and I doubt I will wait around to fail again.
