rochester: Extension and Expansion of the First Time Home Buyers Tax Credit - 11/07/09 02:50 AM

After a two week delay, President Obama signed a bill which will extend the $8000 tax credit for qualifying first-time home buyers through June 2010.   First time home buyers will receive the $8,000 Federal tax credit if they:
1.  Sign a contract by April 30, 20102.  Close on the home by June 30, 2010.  
The new bill will also provide a $6,500 credit  for repeat buyers who purchase a new primary residence, and have lived in their current home for at least five of the previous 8 years.
The bill has a few provisions including:

I took this picture in the summer of 2008 while we were waiting to be seated at The Bayside resteraunt on Irondequoit Bay in Rochester NY.  There are many swans that make the bay their home.  I have read that swans have the same mate for life.  They are usually seen in pairs.  I am looking forward to seeing them again when the snow clears.

With the holidays, and the weather this time of year, a seasonal slowdown in the market is to be expected. However, I remain optimistic.   We have a more stable market here in Rochester.  We may not experience the housing booms that have occurred elsewhere, we are also fortunate that we do not experience the dramatic decreases in sales prices either, as other parts of the country currently are.

They warned us it was coming.  Many people went to the stores and stocked up on food.  Those who waited until the last minute to buy Christmas gifts might need to wait a little longer.  Then it began.  The snow started in the morning, and kept right on falling all day long.  Schools closed early.  Evening events were canceled.  The plow crews had a tough time keeping up.  I went and checked on one of my vacant listings, and decided to wait to check on a different one.  I was concerned about going over the icy 104 bridge.

The government enacted a benefit to help you make your first home purchase. The incentive gives first time home buyers a federal income tax credit up to $7,500.   The tax credit is equal to 10% of the purchase price of the home up to $7,500. This is part of the "Housing and Economic Recovery Act of 2008″.  It is a temporary, federal tax credit to provide incentive for first-time home buyers to purchase a home. 
This tax credit is for first-time homebuyers who purchase a principal resident on or after April 8, 2008 and before July 1, 2009.

Hi, My name is Kristal.  Welcome to my blog.  I would like to start by talking a little about Rochester, NY, and why I think it's a great place to live.  I was born, and raised here.  I am a life long resident.  I have lived in many areas of the county, mainly due to my mothers love for real estate.  I think this area is a wonderful place to live.  I enjoy the different seasons.
