I had a closing today on a new home with a great couple. The cute little baby, Elijah, was sitting on daddy's lap taking it all in. I wouldn't have been surprised if he reached over, grabbed a pen and signed some papers.
As the lady was explaining the documents, he was really listening. Maybe he will be a future real estate agent or loan officer. The sky is the limit for this cute kid!

Supply of Inventory~
It is interesting to note that the homes under $300,000 have just under 6 months supply of inventory which is about average. We are still seeing tons of activity on Bank Owned Homes and Short-Sales-especially in these price ranges.
Notice the months of supply difference when you go from 400K-449K Vs. 450K-499K. It nearly doubles at that point and continues to increase from there on.

I was so pleasantly surprised yesterday when I was called by my client to go view a home during a snowy day. My client only wanted to see one home. The weather was cold- 5 degrees and snow covered the ground from a recent storm. Some schools were even closed.
When I called the office to schedule the showing, I was informed that it was temporarily vacant because it is a second home for the owners.
I am thinking to myself, great- this should be fun wading through snow into a freezing cold house.

 Below is the Market update as of Dec. 1for El Paso County. In a normal market, our months supply of inventory is about 4-6 months. Based on this data, you can see that the market in Colorado Springs below $300,000 is getting back to normal. Actually, the market below $200K is HOT!

I have a buyer that put in an offer on a short-sale on July 5th. That was over two months ago. I have been wanting to write this blog to outline the progress of this short sale and I keep getting delayed. No worries though, I knew I would have plenty of time with it being a short sale with Bank of America. In other words- It isn't going anywhere.

I recently had a tough situation for my buyers. They were not scheduled to come visit until 2 months for their relocation.  They had been pouring over online listings for awhile. One listing popped up and my buyer asked me if I thought it would be available when he came in a couple of months. I told him no, but others would come up, not to worry.

Below is a list of homes broken into price range that have sold in January of 2009 in El Paso County. If you look at the data, you will see the months supply of inventory of each price range (or how many months it would take at that rate to sell all the available homes for sale)
The higher priced homes are hurting the most. There were NO Sales in Jan. for the homes priced $800,000 and above. The price ranges of $50,000-$99,000 and $150,000-$199,999 are doing well as far as month's supply is concerned. There are a … (6 comments)

If you must be home during showings of your property, I can suggest that you step outside and let the potential buyers look around without you there. Let your Realtor do the "selling" of the home. Let me give you a recent scenario and why I am suggesting this for you.
