I have had 3 things come up lately that ARE LITTLE THINGS...that have turned into BIG things...so I am sharing with everyone as a learning experience!  These are pitfall items that can cause you grief at the end of a transaction!  Let's deal with them up front shall we??

Do you make assumptions about OPEN HOUSES, because they have not worked in the past??  Well, DON'T DO IT!  Don'put the cart before the house, I mean horse!! LOL....Remember, this is from a "Lenders Perspective!"
 
I did a blog a couple of months ago, that was recently featured, and after such an overwhelmingly GREAT response...I thought I would GIVE AWAY 12 more ideas!

1st time home buyers: A Development in Rural Development! USDA UPDATE!! Information IS EDUCATION! - 05/28/09 11:56 AM
Well, today I emailed my Account REP at JP Morgan Chase, to let him know that we are STILL ALIVE & WELL!   I asked him if there have been any changes I need to be aware of, or pitfalls..etc...regarding USDA LOANS, and the "as improved" product, ...and this was his response!   (see below)

This is a VERY interesting topic, and came up with a REALTOR I spoke to JUST last night!!  She is a 20 year Vet of the industry, and doesnt believe in OPEN HOUSES!  Well, I DISAGREE!  I have made alot of REALTOR contacts at them, customers that may not have bought that particular home, but still bought another one, and many great prospects and friends!  We need to REVERSE this attitude!  Also, and let me be loud and clear, saying something like, "well, that doesnt work in our area of the country" is ridiculous!  Prosepcting is prospecting, no matter where you live!

Since being on Active Rain, and commenting on MANY people's blogs, it has become increasingly disturbing to me the trend I am noticing!  That trend is the KNOW IT ALL vs. THE DEFENSIVE MECHANISM trend! 
 It has always been my understanding that blogging served several purposes, but none of them were related to the ongoing BATTLE I am seeing both on AR and other networks!

Due to the HIGH VOLUME of phone calls I received the past week or so, I thought this topic was worth revisiting!  I am getting a call at least every hour asking me, " I heard rates went down, what does this mean for my loan?"  This is a very challenging question, because it really depends on SO many things!  I will save those for another blog, but for today, here is a very brief, READERS DIGEST CONDENSED VERSION of WHY  mortgage rates don't get better right away when the FED announces interest rate drops!

This is TOO good of a program to let pass you by!  We have GREAT interest rates right now!  Add to that the wonderful tax credit you will get, plus a little bit of FHA or USDA, and you get a great home at a great price, with great terms, and no landlord! Best of all, little or no down payment!!!!!   STOP RENTING and start buying people!  Call me!  I need phone calls!  Seriously!  This is the best things have been, period, end of story!  WE STILL HAVE A 100% Financing product, and today's rate with NO points would be 6%!!!   Come … (0 comments)
