I called a neighbor the other day to find out if she was interested in selling her home... I have a possible buyer. She had an Agent in our area make this home available for showing today... It is not listed in the MLS, but the owner had asked her to show and handle the property.
The owners have had an appraisal done, but have or will not share the results with their agent, (so I assume it is low) ... and they have not named a price for the house. The agent said "they are looking for an offer".

Today I showed some homes in my neighborhood that are great buys for the area. They were foreclosures. My buyers were pleased to finally see some rock-bottom low prices inside the gates. The bad news is that I have had dinner in these homes-- I have known the families, I have seen them in their glory.
One home-- the owner had lost his job, his wife, and his home. The other-- a grandfather whith family and grend kids coming to stay-- had a downturn in his business, and had to let it go.

My broker feels that all of our friends SHOULD do business with us. They should WANT us to list and sell their homes, and they SHOULD WANT to call us when they want to buy. But this is not reality.
There are some (overpriced-underwater) listings that I would NOT want to try to market and sell, even for a very good friend. Some friends would be IMPOSSIBLE to work with in finding the perfect home. I am finding that there is alot of business out there-- don't worry if your friends choose to work with another Realtor.

Tonite I held an appointment only OPEN HOUSE, with fire pits, fire place, pool lights, & outside down-lites a blazing! I opened some wine and softened the lights to create a cozy atomosphere and the buyers came to see a fabulous home at night. Our La Quinta CC Clubhouse created a beautiful backdrop in the distance with the lake fountain on the 18th hole dancing in the distance! Do you remember the first time you set off a house alarm when you entered for a showing? Every time it happens, it is still embarassing, rattling, and annoying! Yesterday I was showing a property with clients, my Broker, and another Agent from our Team in tow--- and BLEEP, BLEEP BLEEEEEP! Then, of course, the Sheriff showed up--- Great. The MLS listing stated: "Call first for lockbox location", nothing about an ALARM! There must be alot of misinformation floating around about what happens in a Short Sale. The general public has heard of them-- and like the perfect golf swing, they think they know a little bit about them. For the most part, I have found that a large percentage of people...accountants, lawyers, bankers, Realtors, included... have many different ideas about what happens in a short sale and when it is a viable option. Most people don't know how to grip the club. Much less, hit the ball.

We complained about the rain last week-- it dampened the usually sunny ☼ BOB HOPE CLASSIC ☼. The amateurs were rained out on Wednesday, and the Celebrities skipped our course on Thursday... courses were soggy and the weather was cool, cloudy, wet and breezy... not our kind of weather at all!

I had a challenging client several months ago-- a client who ranted and raved, who made the whole process tough-- who gave our escrow officer and our transaction coordinator fits-- And when it was all said and done my broker said-- tell him Thank you for the business, but we are done.
I was conflicted about firing him-- he is a neighbor, a club member, and his friends are my friends. I blogged about it... and my fellow Realtors advised me to let it go. Wait and see. You just never know....

La Quinta Country Club still loved by Bob Hope Classic golfers ! LA QUINTA — Although the sun wasn’t shining at La Quinta Country Club on Wednesday, players sounded like they were in golfing paradise.“I remember my first year out here in ‘07, I was going, ‘Man, I could play here every day,’” George McNeill said.
It didn’t hurt that McNeill shot the lowest round of the day at the course — a 7-under 65 — but fellow pros echoed his praise. They are pleased that the course has rejoined the rotation at the Bob Hope Classic after a one-year absence.
