I recently attended a class on FHA Financing and found that "Only One FHA Loan at a Time Please" is not alwasy the case, so thought I would share my new bit of knowlege with you.
FHA loans are only for owner occupants and not for investors and most of the time only limited to a single loan at a time with the following exceptions:
1) You are relocating and establishing residency outside of a comfortable commuting distance from the current residence.......hummmm what exactly does that mean????

In the past 6 mos., 11 properties have sold at an average net price of $227,526, which was 93.8% of the average listed price.  The average price per sq. ft. was $116 and the average days on market were 59.  out of the 11 solds, 2 were shortsales and 2 were foreclosures with the remaining regular sales.  Not bad statistics, except for the fact, of course, that the average sold price is way prior to the time that the housing market took at huge dive.

Broadlands, a local golf course community in Broomfield CO seems to be holding it's own relative to homeowners being in a distressed situation when selling their homes.  According to the last 6 mos. of sales in that subdivision, only about 20% sold in either short sale or lender owned (already been through foreclosure) situations.  Many other areas within the Denver metro area are much worse off.  But I have also noticed that there have been many properties in the Broadlands that have been for sale, but then withdrawn from the market.  This was probably because the decline in market value will not enable … (0 comments)

Yes, it's true.  I was very surprised to learn on my recent FHA/HUD Preforeclosure Sale (short sale) that the homeowner can receive up to $1000 to close a short sale on their property rather than letting it go through foreclosure. The lenders are very open to doing a short sale rather than a foreclosure.  Better for all involved.

colorado: Gov't.Owned Homes Excempt From Carbon Monoxide Detector Law in Colorado - 10/31/09 12:38 PM
I just closed a HUD deal and prior to closing, I noticed that there were no carbon monoxide detectors installed in the home.  The home is located in Colorado and effective with July 2009, any sold home needs to have a carbon monoxide detector installed within 15' of any sleeping area.  That's what I thought, anyway.  But when I asked the HUD representative about where the detectors were, I was told that government owned homes do not have to comply with that law.  You've got to be kidding me!?  How can it be any less important for the new family within that … (0 comments)

It appears that the moratorium that began before the holidays is still not lifted as listing agent's supply of REO properties is way down.  This actually appears to be affecting the supply and demand whereby the norm now is that potential buyers can expect to pay at the very least the listed price, and most times over that price by thousands, depending on the price point of the property.  This can result in the average sold price increasing and actually making it appear like the market may be rebounding.  But I am wondering when the floodgates do open back up, where will that take us?
