If you feel like there are a lot for sale less signs in your neighborhood, it's probably that there are indeed less homes for sale in your neighborhood.   In Adams County Colorado, for example, in November 2011 there were 40% less new listings, according to the Denver Metrolist indicators than in November 2010. Yes, non-distressed properties CAN sell quickly in this overly saturated foreclosure and short sale market. My sellers' home went under contract in only 18 days! Why? How? Property had been very well maintained by sellers, sellers priced home competitively according to current market conditions, not only consulted a professional stager but more importantly then followed stagers recommendations, my professional real estate photographer displayed property exremely well in photos (buyers LOVE photos!) It gets them to look at the home. They won't buy, if they don't look!

Upon showing a property recently that was located in the foothills of Denver I learned about cisterns.  My husband tells me that we once rented a farmhouse in Northern Minnesota many years ago (you wouldn't believe how many) that also had a cistern.  I guess at that oblivious time in my life I could have cared less what a cistern was;  all I cared about was that I had water when I needed it, and I did.  But in today's world, a property with a cistern seems pretty rugged and old-fashioned.  My buyer decided that wasn't for them, so they are continuing to look.  I will say that … (2 comments)

I found this Wells Fargo Short Sale information and if a short sale goes according to this schedule it would be fabulous!  It says that when the complete application info. is received, that it goes to a negotiator within 3-4 days. 

Wow, if that is really how it works that would be fantastic!  I have not had a short sale yet involving Wells Fargo, so I will have to reserve my opinion on this timeline until that happens.  But it is certainly hopeful and a step in the right direction.

Sellstate ACE Realty historically is one of the leading companies in the Denver Metro area that has a nice long list of foreclosures for homebuyers to choose from.  Inventory has dwindled over the past months.  No one was sure why.  Homeowners were still getting their NED's (Notice of Election and Demand) notifying them that they were being foreclosured on, so why the decrease in inventory?  It appeared they either weren't going to sale as scheduled or they did go to sale, but were not being relisted for resale.  It seemed to me that there must be a huge backlog of foreclosures just … (1 comments)

Purchasing a property here in the Denver metro is quite strange right now.  Almost every offer I make there are multiple offers and the property sells for the listed price or more.  Then the buyers are running into appraisal problems, because of the declining market over the past couple years and the decline in market value of properties, the home will not appraise for the purchase price.  So the buyers either have to come up with cash for the difference or the price has to be renegotiated, which often kills the deal.  The demand is up and the supply is down … (0 comments)
