sellstate: Typical Repeat Buyer 53 Years Old - WOW - 11/17/11 02:15 AM
This statistic from NAR shows the impact of the baby boomers in every market today, including the real estate market.  Statistics from a NAR report this month show that the typical repeat buyer was 53 years old and earned $96,600.  Repeat buyers purchased a median 2,100 square foot home costing $219,500.   First-time buyers were typcially 31 years of age and the median income was $62,400.  They purchased a 1,570 square foot home costing $155,000.  Their estimated median monthly mortgage principal and interest payment was $794. Even with this housing crisis, a far better option than renting, wouldn't you say?  Even if properties … (1 comments)

sellstate: In N Out Burger -Well Kinda - 09/16/11 05:09 PM
Not every state has In N Out Burgers.  I love to get one when I go to visit my daughter in California.  Love their fresh ingredients and their prices are great!  But here in Colorado we do not have In N Out Burgers, but a really great substitute is Five Guys Burgers.  Try it sometime if you are a burger and fries person. Going there tonight and can't wait!  Their burgers are so delicious and made with very fresh ingredients just like In N Out Burgers.  They also have very yummy fries.  They are quite a bit more expensive, but one … (6 comments)

sellstate: Real Estate Entities Assist with Recovery of Colorado Fire - 09/17/10 06:49 AM
Did you know that The National Association of Realtors (NAR) and the Colorado Assn. of Realtors Housing Opportunity Fund (CARHOF) donated $60,000 to help displaced homeowners from the Fourmile Canyon Fire outside of Boulder CO?  CARHOF money is money that is actually earned interest from earnest money that is kept in this account, until the closing of a property takes place.  So many thanks go out not only to all realtors in the nation and Colorado, but also to the many private individuals that have purchased a home in Colorado and have contributed to this program, probably without any knowledge of doing so.  … (0 comments)

sellstate: Sellstate Realty Foreclosure Inventory Increases - 04/01/10 06:20 AM
Sellstate ACE Realty historically is one of the leading companies in the Denver Metro area that has a nice long list of foreclosures for homebuyers to choose from.  Inventory has dwindled over the past months.  No one was sure why.  Homeowners were still getting their NED's (Notice of Election and Demand) notifying them that they were being foreclosured on, so why the decrease in inventory?  It appeared they either weren't going to sale as scheduled or they did go to sale, but were not being relisted for resale.  It seemed to me that there must be a huge backlog of foreclosures just … (1 comments)

sellstate: Strange Market Out There - 07/11/09 05:38 AM
Purchasing a property here in the Denver metro is quite strange right now.  Almost every offer I make there are multiple offers and the property sells for the listed price or more.  Then the buyers are running into appraisal problems, because of the declining market over the past couple years and the decline in market value of properties, the home will not appraise for the purchase price.  So the buyers either have to come up with cash for the difference or the price has to be renegotiated, which often kills the deal.  The demand is up and the supply is down … (0 comments)

sellstate: Bank Owned Properties - 01/10/09 12:17 PM
My company, Sellstate ACE Realty, specializes in listing bank owned properties. Many people are interested in finding a bank owned property today to purchase, because they are almost assured of a great value.  The bank is willing to take a loss, many times a huge loss, just to unload the property.  For a complete list of our bank owned properties, log on to my website of www.kthomes.net.  Let me know if you would like further information on any property that you see there.  Beware that these properties move very quickly, many times in a matter of a couple days, so be quick to let … (0 comments)
