Although the real estate market is definitely slowing down and we're pretty much seeing fewer closed home sales, prices continue to impress. November 2022 was yet another impressive month for the South Bay real estate market. Although longer days on market and price reductions are starting to happen a bit, the market is still very favorable to sellers. Prices were solid once again although it's now the norm to see the average price of the homes that sold at or below the asking price which is a big change from the past 18 months. There's no doubt that Manhattan Beach real estate is a luxury home market but even by those standards, September was an impressive month. The average price of the homes that sold during the month was an incredible $4,241,012. It was a very slower month in terms of the number of sales with only 19 homes selling during the month....down from 24 in August which was already down from prior months. The average asking price during the month was an incredible $4,235,474 with the average sold price at $4,241,012. The Manhattan Beach real estate market was once again on fire! The activity level jumped a bit with 28 home sales in March compared with 24 closed sales in February. The average "list" price was an impressive $3,530,925 with the average sold price at $3,581,913 meaning that homes generally sold above the original list price. The average price per foot was $1448 and median days on market was a very brief 9 days before going into pending status. The average days on market was 26. It was another huge month in the Manhattan Beach real estate market during March 2021. There were 42 homes sold in this coastal community compared with 25 in March of 2020. By Keith Kyle One of the questions I'm frequently asked by home buyers is "if the market favors sellers so much, why aren't more people selling their homes?" That's a great question and unfortunately I just don't have a great answer. The theory (and hope if you represent buyers) in our area over the past 2 years is that if values go up high enough sellers will be compelled to list their houses. The problem is we are there....and they're still not putting their homes on the market. We have exceeded peak prices in our higher end markets such as Manhattan (4 comments)

As it's not a holiday weekend, the current list of Manhattan Beach open houses is a great indicator that inventory is down in the beach community. According to Manhattan Beach listing agent Keith Kyle with South Bay Brokers, "the market is experiencing very low levels of home inventory. May of 2012 saw the highest number of Manhattan Beach home sales that we've seen in years and we are not seeing new listings to replace them". The real estate market in Manhattan Beach has continued at a brisk pace and summer seems to be heating up even further. May of 2012 saw a whopping 51 closed escrows which is the highest number of home sales in Manhattan Beach in the past 5 years. Of the 51 homes 8 sold over the list price, with 9 selling at list price and a majority of the other home sales closing fairly close to the list price. The luxury home market remained strong with 18 of the May 2012 home sales priced over $1.80M. The median listing price in Manhattan (0 comments)
