Although the real estate market is definitely slowing down and we're pretty much seeing fewer closed home sales, prices continue to impress. November 2022 was yet another impressive month for the South Bay real estate market. Although longer days on market and price reductions are starting to happen a bit, the market is still very favorable to sellers. Prices were solid once again although it's now the norm to see the average price of the homes that sold at or below the asking price which is a big change from the past 18 months. In general it was a pretty slow month for the number of closed sales in most of the areas and cities with 219 on market home sales during the month for the cities below. I've received several inquiries lately regarding properties in Redondo Beach and Manhattan Beach posted on various online real estate websites such as Trulia and Zillow. Often the homes list prices either too good to be true or homes not actually on the market. After a bit of investigation it always comes to the same problem....Realty Trac. Realty Trac is the data aggregator that pulls information from tax rolls and notice of default filings and "lists" a home the moment a notice of default is filed.
