Although the real estate market is definitely slowing down and in general we are seeing fewer sold home, sales prices continue to be impressive. 
October 2022 was yet another solid month for the real estate market in the South Bay of Los Angeles. 
Although longer days on market and price reductions are starting to be common, the market still favors home sellers.

It was back to normal for home sales after a brief slowdown due to a lack of homes for sale in the earlier months of 2022.  March, however, was a big month for home sales in the gated communities of Plaza Del Amo in Central Torrance.  There were 10 closed home, townhome and condo sales in Plaza Del Amo in March.   Of the 9 one was in the 55+ Tradewinds building, 2 in Springwood, 1 in Windemere, 1 in Chatelaine, 1 in Hickory Park, 1 in South Bayport, 1 in The Breakers and 1 in Belmar.  Take a look below.

Just like all cities and towns, the coronavirus uncertainty has impacted the real estate market in Torrance California.  We didn't see too much of a change in March, but we definitely started to see a real slow down in April.    Although Torrance and the South Bay is more insulated from dramatic shifts than some other areas, there's no doubt it's playing a large role in the current market. 
April saw the fewest number of pending home sales in over 7  years with only 45 homes going into escrow.  Compare that with 110 pending sales a year earlier and it's pretty clear we're entering … (1 comments)

I often write about things that I really just don't understand or things that realtors do that often don't make sense.  I recently posted a blog "Why when the listing status says don't call for status it's usually wrong?" and I just ran into another classic example of this. 
I have a client that's interested in viewing a Torrance home and the listing notes state "MLS updated daily - don't call for availability. Offers due via EMAIL by Wed., Aug 19, 5pm."

I recently sold a home in the Victoria Knolls neighborhood of Torrance and was very surprised at just how few South Bay residents even knew it existed.  Victoria Knolls is actually in the Walteria area of Torrance but has a very different feel due to the fact that it's so isolated and it's actually up on the hills of the Palos Verdes peninsula (see Victoria Knolls Map).  The only way in and out is on a street named Crest, off of Crenshaw, which certainly gives it a sense of privacy and security.    It's a fantastic area with a real neighborhood feel and might be an … (2 comments)
