professional practice: How to write an "About Me" bio that doesn't suck? - 03/22/16 01:23 AM
I am constantly giving my web page, my blog profile/ signature and social media profile a make over when I am staring at the page, since a bio is the gateway to the portals complemented by your other content creation.
Is your "About Me" bio more focused on yourself or what you can do for the reader?

Who is your target audience?
Some agents may wish to keep it general and speak to a broader audience of homebuyers and homesellers, and some may choose to zoom in the focus to a particular market demographic or by micro district. I try to limit mine to no … (3 comments)

professional practice: Negotiating in Broken English is like learning a second language - 12/30/13 11:34 PM

Have you ever delt with a client or a negotiation where you have to communicate in Broken English? With Toronto being a multicultural city with broad ethnic diversity, it's frequent that we have to speak in broken english to "simplify" and be more direct with expressing ourselves to non native english speaking persons.
I have also noticed that Broken English is universal. When I travel to countries where English is not the first language, I find myself adapting to Japanese-English, French-English, Spanish-English, Korean-English, Persian English etc. Sometimes two non native english speaking individuals with different ethnic origins may be able to … (3 comments)

professional practice: Does your body language shape who you are? - 04/09/13 12:21 AM

The stimulating video below is from Ted Talks with presenter Amy Cuddy discussing how power posing can impact chances of success, and how your body language shapes who you are. This is an interesting phenomenum and I would be interested to explore further.
Amy pointed out that trustworthiness comes before competence, an important attribute in the real estate and service industry. Some of us may try to demonstrate we are smarter than others by being the alpha in the room and outspeaking others.
Do you practice power posing as a strategy to market yourself?

professional practice: Should you put away personal photographs when you list your home? - 08/27/12 11:45 PM

Declutter... depersonalize...we have heard this before. However, should you put away personal photographs when you list your home?
I work with a professional photograher who doesn't like to see client photos lying around the home. For one reason, the photos that he shoots will be distributed to the internet. At showings, it can also pose a security and privacy issue at open houses as strangers can identity the home owners who are selling the home.
I have had Buyers walk through a home and be distracted by personal photographs instead of focusing on the home, or at one instance the first time buyers … (3 comments)

professional practice: What not to leave behind at closing! - 05/17/11 04:00 AM
Sellers have a tendency to leave what they believe to be "functional" items behind, which they assume may be of use to the new owners.

Items they love to leave:
opened cans of old paint lumber scraps, loose brick construction material used gardening tools compost cleaning supplies large wall mount mirrors historic photos of the property These items often cause post-closing problems, and result in minor dispute from additional removal cost by the new owners. When the offer spells out that all debris must be cleared from storage areas and the property, regardless if it's functional, it implies anything that the existing owner has … (7 comments)

professional practice: Does a home dressed with wallpaper affect future resale price? - 04/04/11 11:42 AM
All trends come and go, but are you falling for wallpaper again? Modern wallpaper now a days can be of different material, can be digitally printed to the design you want, and can even create a texture that's paintable. Wallpaper can offer visual interest to one feature wall for a great effect, or some may choose to dress the entire room for added style.

Unlike paint colours, wallpaper can reflect very personal tastes. For a buyer who doesn't share the same taste as you, undoing the work also requires a lot of effort. Upon resale, does it make sense to remove the wallpaper and paint the walls … (7 comments)

professional practice: With regard to federal income tax regulations, can depreciation be deferred to offset income in a higher income year? - 03/23/11 10:07 AM
Depreciation is deducted annually and may not be accumulated to compensate for higher income years.  Not all capital assets may be depreciated, such as a residence used only for personal use.  In figuring depreciation a theoretical useful life is established.

professional practice: How consumers stay on budget with rising cost of living? - 03/15/11 03:32 AM

According to the Nielson Consumer confidence survey, consumers take action to tighten and stay on budget. Marjority find cost saving by cutting back on gas and electricity use by driving less, and spending less on new clothing to put extra money in their pockets for essential living expenses.
Interesting to observe that only 24% look for better deals on home loans, insurance, credit cards, and only a fraction would cut down on smoking and drinking.

professional practice: When bidding on a tear down property with no conditions and survey... - 02/15/11 01:51 AM
The Toronto real estate market has a growing demand for infill properties. Whether you want to top up, extend or tear down to rebuild, looking for infill properties do require insights and experience to structure an offer properly to protect the purchaser.
Recently, I had to submit an offer for a buyer on a tear down. The vendor held back on review of offers for a week. The listing described that the property is sold as-is and there is no survey. With that amount of time, it's hard to get all the information the buyer will need to make an informative decision to structure a competetive … (0 comments)
