Move-up buyers/sellers have a hard time letting go of what there house might have been worth in 2005 when the single family market was at its peak. Sellers will say "I will wait until my house is worth X amount again". But don't forget, that means the property on the other end will be worth X amount more also I searched the the Massachusetts MLS in Tewksbury MA and found 2 houses that sold approx. the same time in 2004 and the same time in 2009.
