real estate photography: Deceptive or Compelling? Virtual Staging - 12/07/18 08:37 AM
I recently wrote a blog post on virtual staging. I was prompted to write the article after having a string of vacant listings. 
Unfortunately, marketing a vacant home can present some challenges. Vancant room after vacant room, especially when they have no defining features tend to run into each other and all look the same. 
This leaves us with web appeal lacking and marketing materials missing some sizzle.  How do you tell the differnece between the living room and the bedrooms?  How big is the room? 
Furniture defines the room and gives scale to a room, as well as can create some visual interest.

My typical real estate shoot is usually a bracketed exposure series processed in Photomatix and overlayed with a flash shot in Photoshop.  I find I can move through a house quickly and get some great real estate photos of a listing with very little process time.
Overall many would find anyone of these shots acceptable.  It was a cludy day and the room was well lit so the differences are not so drastic.  The exposure fusion shot starts to have trouble with color so thats why I like to add the flash shot and some of the corners get to dark.  … (10 comments)

real estate photography: A Day of No Real Estate with the Nikon D7000 - 10/22/12 07:42 AM
I was out and about this Sunday and wanted to see how far I could push the Nikon D7000 raw image with photoshop.  I chose some extremely contrasty situation and given the subject matter chose to go with black and white images.  The D7000 is new to me after many, many years with the Nikon D50 for real estate photography. 
I have found the controls on the D7000 to be exceptional.  The dynamic range is far better than the D50.

I wanted to run through what I did for photgraphy on a recent shoot of a loft I listed.  You can see all the shots at 35 Riverwalk Way Lowell MA.
I am finding I am using HDR or I should say the exposure fusion feature of Photomatix more and more.  Its very quick once you get a system down and can give excellent results for real estate photography.  This particular unit was about 40 feet long and 23 feet wide with 5 massive windows and very low light levels for the interior.

I wanted to start a thread on what Listing Agents think the single most important thing they do to market a listing.  Hoping to get some good discussion and ideas going.
So with that said, Ill start:
I find that exceptional photography has been one of my most important tools in getting a listing sold.  I currently go out with a wide angle lens on a DSLR, with a tripod and multiple flashes.  I use a combination of multiple flashes and blending techniques using Adobe Elements and and Photomatrix.

Thought I would share the Break Down of this shot for the final.  First 3 shots are bracketed exposure 2 stops apart.  The middle shot is the best exposure but to bring the room to a good exposure level highlights start to blow out.

Because of my background in advertising and commercial photography, I put a heavy emphasis on the quality of the photographs we take to market your home on the internet and printed flyers. I have over $2500 in photographic equipment I use to photograph a home and will spend two to three hours photographing you home. real estate photography: Kitchen Shot using Photomatrix Exposure Fusion - 09/10/10 02:33 AM
This was an extremely large kitchen  and I wanted to try and get an overview of the whole kitchen.  One flash was certainly not going to do it so I used a combination of Photmatrix Exposure Fusion with an overlayed flash shot using three strobes.
I took 5 available light exposures at -4,-2,0,+2 and +4 and ran it through Exposure Fusion.  Than I brought that fused photo into Adobe Elements where I overlayed a flash shot and balanced the two exposures until I saw what I was looking for.

real estate photography: Difficult Front Shot - 07/18/10 06:09 AM
This type of scenario has always plagued me.  Sunlight on the front of the house but heavy shadows from trees.... either the highlights blow out or the shadows have no detail.  I did five exposures all 2 fstops apart and used Photomatrix Exposure Fusion.   Seemed to handle it well.
1st exposure is just a properly exposed single exposure.  The highlights are losing details because we are trying to bring up the shadow detail.  The sky and cloud exposure is starting to blow away also.

Sony NEX-5A looks like an interesting introduction for real estate agents who want to step up from a point and shoot but do not want to go to a full blown SLR.  It has some very neat features that real estate agents will find useful.
1. Comes with a 16mm lens (equivalent of 24mm for 35mm) which is wider than almost any point and shoot on the market.
2. Does 226 degree sweeping panoramas by just sweeping your camera across the scene.
