Here is an example of what happens: Look at the bottom of the grid... The seller insisted on listing his home at $650,000 in a very slow market and the seller was not in town to watch his property deteriorate as it sat vacant. On 8/26/15, the seller listed at $650,000. There was a flurry of buyers looking at the property in the beginning. Feedback was taken and given to the seller with each showing. It seems to be a constant debate at our office - should we be required to get a Buyer Broker Agreement, Proof of Funds or Pre-qualification letter right from the moment we talk to a potential buyer?

Here is my view:
You can certainly waste a lot of time taking potential buyers out even though they may or may not be ready to buy, BUT you can certainly pass up a lot of money if you pass up opportunities to meet with them … (3 comments)

(1) When interviewing agents for your/my team(s), interview three deep. That means call the referral(s) that the agent/employee gives to you, but then ask the referral if they know someone else that would also know that person.
