Here is an example of what happens:   Look at the bottom of the grid...  The seller insisted on listing his home at $650,000 in a very slow market and the seller was not in town to watch his property deteriorate as it sat vacant.   On 8/26/15, the seller listed at $650,000.   There was a flurry of buyers looking at the property in the beginning.  Feedback was taken and given to the seller with each showing.    He slowly got discouraged because he didn't want to spend a dime painting his home a … (1 comments)

It seems to be a constant debate at our office - should we be required to get a Buyer Broker Agreement, Proof of Funds or Pre-qualification letter right from the moment we talk to a potential buyer?

You can certainly waste a lot of time taking potential buyers out even though they may or may not be ready to buy, BUT you can certainly pass up a lot of money if you pass up opportunities to meet with them … (3 comments)
