I'm finding that our market is "very strange" AGAIN!   It simply amazes me how many times our market in Arizona changes and how drastically it changes!   I'm licensed in UT and AZ and Utah Real Estate Market simply does not move up and down as much or as dramatically as it does in AZ!   Arizona is a hotbed for investors (yet it's hard to find that killer deal that everyone wants and expects right now).   There are so many opportunities here.

It seems to be a constant debate at our office - should we be required to get a Buyer Broker Agreement, Proof of Funds or Pre-qualification letter right from the moment we talk to a potential buyer?

Here is my view:
 
You can certainly waste a lot of time taking potential buyers out even though they may or may not be ready to buy, BUT you can certainly pass up a lot of money if you pass up opportunities to meet with them … (3 comments)

Question:  We listed our home in Gilbert for $280,000 after our listing broker told us that $280,000 would be a fair price.  Within three days we had seven offers on the home, including two offers for more than $280,000.  We were confused and upset, so we refused all of the offers.  We no longer trust our listing broker, and we want to cancel our listing agreement.
