California Median Home Price up $60,000

Ladera Ranch, CA/December 27, 2009
C.A.R. Vice President and Chief Economist Leslie-Appleton-Young recently stated that the statewide median price from most regions hit its lowest point during the first half of '09. She added that California remains ahead of the nation in market recovery.
This is great news as we move into the New Year. So, if you have been waiting to buy, go forward with confidence that we are in the middle of a shift.
Orange County Short Sales and foreclosures are still prevalent and more shadow inventory will be coming soon. Call us, Jane &amp; doug Lippman, if you need to begin a loan approval process so you are ready to go when you find the right home. 949-267-9999.

Foreclosure Evictions Suspended During Holidays

Ladera Ranch- Orange County, CA/December 18, 2009 -
As Short Sale and Foreclosure realtors in Orange County, we would like to report that foreclosure evictions will be suspended by Fannie Mae and Freddie Mac from December 19, 2009 through January 3, 2010, in a move to help struggling families over the holidays. Fannie Mae will not evict owner-occupants and tenants living in properties foreclosed upon by their agencies. These suspencions will only pertain to properties up to four units.
Citigroup Inc. will also suspend foreclosure sales and evictions for 30 days through January 17, 2010 for loans it owns. Citigroup's foreclosure moratorium, however, does not extend to loans it services on behalf of other investors. Given these developments, other lenders may follow suit, so check with the lender if appropriate.

Orange County/Ladera Ranch, CA - December 15, 2009 - If you haven't gotten out there and bought your new home yet, you better hurry. I am seeing more and more properties bought at auction prices and then fixed up and coming on the market now within 2 months time. Margins these investor want to make are between 10% or more. They look great, but you better hurry. If you missed the rock bottom prices, you'll miss these too because they look so good, that they're getting multiple offers on them.
You can still get some great prices when purchasing an Orange County short sale too.

B of A Offers Free Morgage Payments for a Year

Orange County, CA - December 10, 2009
I wanted to get the word out to all Orange County home buyers, that Bank of America is offering a Buyer's Home Protection Plan Free for the first year you are in your newly purchased home. After the first year, you would pay a set amount per month if you would like to keep it for future protection from job loss, hardship, etc. There is no obligation to maintain it in future years.
What this means is that if you take on a B of A loan and opt to have the Home Buyer Protection for your first year, free, that B of A will pay your mortgage should you have circumstances take place that make you eligible. For example, you move into a home and lose your job a couple months later and cannot continue to make payments on your loan. B of A will protect you with this policy.
This is a great way to protect yourself from a short sale situation.
For more information, call us and we'll put you in touch with a qualified Orange County Bank of America representative that we have experience working with. 949-267-9999.

Las Flores Toys for Tots Annual Event-A Bittersweet Tale

<img src="https://activerain.com/image_store/uploads/2/8/1/8/8/ar125996511388182.JPG" style="float: left;"><img src="https://activerain.com/image_store/uploads/3/0/4/4/8/ar12599647584403.JPG">
December 4, 2009/Ladera Ranch, CA - I've been asked quite a bit over the past few weeks when we were going to be putting on this year's annual toys for tots event in our area by the local Las Flores homeowners. Well, my answer is bittersweet. Besides being a neighborhood realtor for Ladera Ranch, I are also a neighborhood realtor in Las Flores, we've always incorporated some sort of service objectives into our business plan. For the homes we service in Las Flores, we had asked our children what they thought we should do to give back for all of the goodness we had received from our clients. "Collect toys for kids.", was their reply.
We have enjoyed putting on a beautiful Toys for Tots Drive for the past 8 years. We have brought in snow for hundreds of kids to play in, along with a petting zoo, pony rides, bungee jumping devices, Santa Clause, food and more. We have collected over 10,000 toys over the years. However, this year, our local association has decided to take the event away and promote it themselves. We were asked to volunteer to help, or to be a sponsor for the event, which would have cost us a pretty penny to do.
So, instead of giving thousands of dollars to the community fund to be a sponsor of an event that we originally founded, we have opted to give the money directly to the Toys for Tots foundation. We give thanks to the Las Flores community for their contributions and to our association for their cooperation and contributions over the past few years.
As a Las Flores Neighborhood Realtor, I'll always be about provding service, to our community and to a multitude of charitable events. We will continue to collect toys in the Ladera Ranch area, where we also serve as realtors.
There is sweetness in the fact that the toys will continue to be collected and the event will go on without us. The traditon will remain and we will move on----Just time to bless in other ways. It's been fun!

Ladera Ranch Homes - Save Money on Repairs

December 4, 2009-Ladera Ranch, CA/Orange County, CA - We take things for granted when they are working for us. In our homes, the water flows, the lights go on and off, the garage door automatically opens, etc. However, when items breakdown, they can be downright expensive to repairs.
If your home is over 10 years old, it is a good time to consider a home warranty. There are some wonderful plans out there to cover your home in cases of items needing repairing.
A comprehensive plan that covers your air conditioning along with most of your major operating systems cost on average $350.00-$450.00 for a year of coverage.
Ladera Ranch homes along with homes in Rancho Santa Margarita, Las Flores, Coto de Caza, Mission Viejo and Laguna Niguel are all good candidates for this service.
For more information or a referral to a home warrany company, or to get help with foreclosures, short sales, or listing your home, call Jane Lippman at 949-355-9520.
If you know of a realtor in ladera ranch, coto de caza, las flores, rancho santa margarita or Laguna Niguel, give them a call. They will most likely have a company they have had good experience with.

Thanksgiving Weekend Real Estate Activity

Orange County real estate - Although some expected sales and open houses to be busy, this past weekend proved to be slow, as is most often the case on this holiday weekend. I sat at one open house where only two couples came through.
For the most part, it was a busy November with sales increasing, and I believe we will see higher sales in December over last year.
Short sales and foreclosures continue to flood the market and buyers have tremendous interest in these properties.
For a list of upcoming foreclosures to hit the market, give us a call at 949-355-9520. We specialize in homes in Mission Viejo, Ladera Ranch, Coto de Caza, Rancho Santa Margarita, Las Flores and Laguna Niguel.

Short Sale Listings

Ladera Ranch Homes/Nov. 23, 2009 - Homes throughout South Orange County continue to see a surge in short sale listings coming to market due to the number of benefits a short sale offers over a foreclosure. Ladera Ranch homes this month have seen an increase of homes being served with Notices of Defaults. The situation is the same for Rancho Santa Margarita homes and those in Mission Viejo and Coto de Caza.
For your list of ways to stay out of foreclosure, Call Doug or Jane Lippman at 949-267-9999. All calls kept confidential.

Homes Under $400,000 are Flying Out the Door

<img src="https://activerain.com/image_store/uploads/9/2/3/4/0/ar125866584604329.jpg">
Ladera Ranch Real Estate News/Orange County, CA-Nov. 19, 2009 - $400,000 and below is the price tag that is getting the most offers in the Orange County right now. It is advisable that when you start looking at homes, that you are not only qualified by a lender, but that you have gone through the loan approval process. With the fierce competition in the field from other buyers, it's important that you and your real estate agent have a complete package ready to submit with your offer. In this market, being first, being ready and being able to perform on closing the home is what counts.
The once dreaded Short Sale is moving with much less resistance these days.
I have recently experienced up to 8 offers on Ladera Ranch homes, as well as those in Ranch Santa Margarita and Irvine that are selling below $400,000.
For a free buyer or seller consultation on how to prepare to buy or sell in this market, Call Lippman Properties at 949-355-9520.
