waterfront homes: Perfect Spot to Spend a Lake Anna Thanksgiving - 11/12/15 08:09 AM
Without hesitation I would have to say this is the perfect spot to spend Thanksgiving at Lake Anna. No, it is not in my house but it is not too far from there. Only a couple of coves away is a house that had been on the market. A lucky couple wrote a contract on it and although they will not be spending this Thanksgiving there they will have the opportunity to spend many other holidays at their new home including many Thanksgivings.

Can you imagine having your whole family spread out in this terrific kitchen/dining room combination. Sixteen … (6 comments)

waterfront homes: Super Chance to Own a Waterfront Home at Lake Anna for Under $500,000 - 08/27/15 12:38 PM
Super chance to own a waterfront home at Lake Anna for under $500,000. Yes, that's right. Here's a home with approximately 200 feet of waterfront on the widest, deepest part of the public (main) lake. It is seldom that you will have an opportunity to find something like this. Yes, the house needs some TLC. It was built in 1988 and has not been updated since although two large screen porches were added, one on the front (road side) of the house and the other on the lake side. That would definitely be my favorite place to spend time when not … (3 comments)

waterfront homes: A Lake Anna Treat for Your Grandchildren - 08/27/15 11:04 AM
A Lake Anna treat for your grandchildren...Now what could that be?
One of the nicest things you can do for your grandchildren is to provide them with a spot to getaway and have some fun. Lake Anna fits the bill for many grandparents and grandchildren. Through the years I have sold properties to many, many couples that have told me how much they looked forward to the times their children and grandchildren would be spending at the lake with them.

Now don't these two look happy? That is exactly what we love to see...great big smiles on our grandchildren's faces.
When our grandchildren are happy, … (2 comments)

waterfront homes: Talked Myself Right Out of a Lake Anna Listing...and it was so Easy! - 08/12/15 10:13 AM
Talked myself right out of a Lake Anna listing...and it was so easy. Explaining the how and why will not be difficult either.
This is the house:
TOO LATE TO BUY THIS ONE!

Now why in the word would I let a listing like this one go by? Well, honesty played a part.
When I met with the owners they explained to me why they were considering selling their second home. It is a house that they had owned for several years and enjoyed along with their family. It had gotten to the point where they felt they were not getting enough use out of … (42 comments)

waterfront homes: Lake Anna is at It's Best...Every Season - 02/14/15 01:58 AM
Lake Anna is at it's best...every season. That would be any time of the year as far as I'm concerned. I love it here even in the winter.
If you have had an opportunity to spend time here you may have had the opportunity to see the lake when it has snowed. Although we have not had any to speak of so far this year we do some winters and here is one of the photos that I took to show how peaceful and pretty it looks.

WINTER AT LAKE ANNA

We are very fortunate in that we seldom have any appreciable snow but … (1 comments)

waterfront homes: LAKE ANNA WATERFRONT HOME...GREAT PRICE - 10/21/14 01:02 PM
Fortunately we have a large inventory of beautiful waterfront homes for sale but this one just came on the market and really caught my eye. I know this community well and the location on the lake gets very high marks from me. Perhaps you will feel the same way about it.
If what I share with you in words does not excite you, these photos might.

waterfront homes: Lake Anna Waterfront Home for Only $315,000 - 07/11/14 06:50 AM
We often get requests from potential purchasers for waterfront homes priced below $400,000. It is not easy to find detached homes that fall in this price range. Of course, when they do it does mean that they will not be top of the line properties.
However, if someone is looking for a neat place to hang out while spending quality time at Lake Anna there comes along some unique places. I'm sharing one with you now. It has two bedrooms and two baths plus a nice size Great Room. There is even a loft which offers more sleeping space. With almost … (2 comments)

waterfront homes: SHARING LAKE ANNA WITH YOUR GRANDCHILDREN - 05/04/14 06:43 AM
Sharing Lake Anna with our grandchildren is one of the things that brings us the most joy. There is not a better way to spend your time than to see them in the water having the time of their life. Whether it is swimming, fishing, kayaking, water skiing, or simply horsing around, it is a pleasure to see how much fun they can have.

If you were lucky enough when you were a child to spend summers on a lake you know just what I'm talking about.
Not only is it fun to have the grandchildren here to share the fun … (1 comments)

waterfront homes: Some of the Things I Have Learned Through the Years About My Business - 09/30/13 02:40 PM
The following are some of the most important things I have learned through the years on how to improve my business.   Working my market area and only my area. Knowing it inside and out so that it truly became my neighborhood.
Knowing how to get around my market without the need of a map or GPS.
Being able to really know value which is extremely important not only to sellers but to buyers.
Being an active participant in my community.
There is still a place in this business for print material (personalized postcards such as just listed and just sold … (7 comments)

waterfront homes: A Sign of the Times at Lake Anna…Real Estate Attracts New Agents - 08/29/13 02:28 PM
A sign of the times...Real Estate attracts new agents.
We are seeing a number of new agents entering real estate along with some that are reactivating their licenses. This is a sure sign that the market is getting better.
What does it take to make it, and I mean make it whether the market is hot or cold?
For those that enter the business when the market is hot find out how tough it can be when there's a down turn. It pays to really like what you're doing as this is not a profession for those that cannot handle disappointment, uncertainty, … (1 comments)

waterfront homes: Where's the Best Spot at Lake Anna? - 07/25/13 11:33 AM
Where's the best spot at Lake Anna?  Through the 18 years that I have been selling here I have been asked that question over and over again. My answer has not changed through the years. Early on I discovered the answer to that one and I share it with everyone that asks. What is it? Well, it is very simple.
Whereever you buy at Lake Anna is where you will think the best spot is. I think it is almost inevitable.
Lake Anna is relatively large. It is the second largest lake totally within the Commonwealth of Virginia. There are … (1 comments)

waterfront homes: LAKE ANNA RESIDENTS SOMETIMES NEED ENCOURAGEMENT TO ENJOY THE LAKE - 07/21/13 01:18 PM
Lake Anna residents sometimes need encouragement to enjoy the lake. I'm fortunate as I have a personal assistant. As a REALTOR busy listing and selling properties year round it helps to have help.
What my personal assistant is best at is reminding me that I need to take time off once in a while so that I am refreshed and ready to go when the next client needs me. When I resist this advice, my assistant knows how to be very persistent and knows how to get my attention. The photo below proves my point.

waterfront homes: One More Reason I Love Lake Anna - 07/20/13 01:41 PM
One more reason I love Lake Anna. When they say one picture is worth a thousand words I believe they are talking about photos like the one I took of my daughter and her two daughters down on our dock. It makes me so happy to share out home with our family members. Nothing beats the times they are here to enjoy it with us.

No matter how many times we see the sunset (and I've seen plenty in the 19 years we've been living in our house) I … (10 comments)

waterfront homes: KATE'S TOP TEN REASONS TO BUY AT LAKE ANNA NOW - 07/18/13 02:17 PM

KATE’S Top Ten Reasons to Buy at
Lake Anna NOW

Interest rates are still very, very low even though they recently crept up a bit.
Prices came down considerably in the past few years. Who knows when they may go up again now that we are seeing an increase in sales.
Lake Anna continues to be an area that is growing. Come see the changes.
There is a nice variety of available properties. Look while you have great choices.
Real estate taxes are definitely reasonable in all three counties around the lake.
There is a finite amount of water-oriented property…get … (4 comments)

waterfront homes: IS LAKE ANNA'S REAL ESTATE MARKET HOT YET? - 07/18/13 08:49 AM
Is Lake Anna's real estate market hot yet?  Depends on who you ask so what I'll try to do is give you a picture of what it looks like at the moment.
By that I mean I will let you know how many waterfront homes are currently under contract, how many are active, and how many have sold since the beginning of the year.

LAKE ANNA WATERFRONT HOMES

I will also let you know the numbers for water view homes (not waterfront but with a lake view), water access homes (off water but in a lake subdivision).

waterfront homes: Who Would Have Known I'd Love Real Estate this Much - 04/21/13 09:05 AM
Who would have known that I'd love real estate this much. I certainly did not! Yes I knew I would find it interesing but little did I know that it would be so much more.  For far longer than I like to remember friends had suggested to me that I think about getting into real estate.  Well, I had thought about it.  Many times but I always felt that it would have too much of a negative impact on my family.  Now I'm talking back in the seventies and early eighties.  Not quite the dark ages but that was quite a … (2 comments)

waterfront homes: WINTER AT LAKE ANNA CAN BE WONDERFUL AS WELL - 01/12/13 06:19 AM
Winter at Lake Anna can be wonderful as well.  Without a doubt we enjoy the scenery here during the spring, summer and fall.  But what about during the winter?  Hopefully this photo will show you what I enjoy even during the winter months.

Although the days are shorter with that comes the soft lghting of winter's dusk.  There is something very appealing about the setting sun shining on the landscape before darkness falls.
Every season has its own appeal and that is why every time of the year at Lake Anna is enjoyable.

waterfront homes: It's Time to Go Shopping for Your Lake Anna Home - 01/02/13 12:01 PM
It's time to go shopping for your Lake Anna home.  Are you thinking that perhaps it is too early in the year to be thinking of all the fun you can have with your own lake house?  It is never too early to get started.  Perhaps you will be one of the fortunate ones that finds just the right spot soon after you begin your search.  That would be wonderful but perhaps it will take a couple of months entailing a few trips to the lake to view available homes.
No matter how long or how quickly the search takes, … (1 comments)

waterfront homes: MORE FUN AT LAKE ANNA, VIRGINIA - 08/17/12 10:55 AM
Having fun at Lake Anna is easy.  Here's one more way to do it.  Although as much as I like the idea of spending some time on a house boat I must admit that having a home here is even better.  Fortunately there are plenty of homes on the market in a wide range of prices.
We have homes that are off water.  We often refer to these as access homes.  As the name conveys, although these homes may not be waterfront they do have access to the lake.  Many of these homes have boat slips assigned to them for their … (1 comments)

waterfront homes: LAKE ANNA HOME SALES - NOVEMBER 2011 - 12/08/11 01:39 PM
During November 2011,10 homes sold at Lake Anna.  As you can see five of the homes were water access with prices ranging from a low of $89,900 to a high of $289,900 for a home that has access from the rear of the property directly through the common area to the lake.  Waterfront homes ranged from $242,000 to a high of $799,000 for a home that was on the market for only a few days and sold for full price showing once again that a well priced home can sell quickly.

This past month's sales of 10 homes compared to … (0 comments)
