lake havasu homes: Seize the Day - Lake Havasu Part 2 - 06/16/09 09:29 AM
A few weeks ago, I posted a blog entitled Seize the Day - Lake Havasu Opportunities Won't Last Forever.  At that time, I did not realize that there would be a Part 2.  But, after reading the latest real estate news, I found that there was good reason to write a Part 2, or "the rest of the story" (for all the Paul Harvey fans).
There is much happening on the real estate front.  So, deciding what to post today was rather difficult.  I decided to post what I believe is the most urgent news and disappearing opportunities for Lake Havasu home … (0 comments)

lake havasu homes: Getting Off the Fence - Home Sales Up in Lake Havasu - 03/13/09 06:56 AM
Buyers seem to be getting off the fence and taking advantage of affordable home prices and low interest rates here in Lake Havasu City.  The Lake Havasu Association of Realtors reported 105 sales in February, with another 153 sales pending escrow.  It was also reported that the number of active listings in Lake Havasu has decreased.  Foreclosures are still driving the market here in Lake Havasu as well as other parts of the nation.  More foreclosure properties will be hitting the market and that trend will most likely continue for another year. Many lenders placed a moratorium on foreclosure proceedings until the Obama administration announced … (0 comments)

lake havasu homes: January 2009 Housing Stats for Lake Havasu City - 02/13/09 04:07 AM
It's good news for Lake Havasu home buyers.  Sales of single-family homes in Lake Havasu City in January 2009 were up over 25% from the same time last year (87 homes sold in January 2009 compared to 65 in January 2008). T he median price of a Lake Havasu home has decreased considerably from a year ago as well (from $283,980 to $196,279).  The returning snowbirds looking for property have helped fuel the real estate fire and approximately 20% of the listings currently on the market are foreclosures (247 of 1339 homes).  However, of the 247 foreclosures, 119 of them are currently … (0 comments)

lake havasu homes: A Ray of Hope in Mortgage Rates - 12/26/08 02:52 AM
Thanks to the Federal Reserve's effots to reduce inner-bank lending rates to almost 0%, mortgage rates have gone down from 5.5% for a 30-year fixed rate loan in early December to 5.2% and even, in some cases, into the high 4% range (the lowest rates in 50 years).  Many banks, including Wells Fargo and Wachovia, cut their prime rates as well.  This translated to a 3/4% drop in interest on home equity loans and credit cards through these banks (from 4% to 3 1/4%).  What does this mean for the housing market?  Well, according to experts, a 1% drop in mortgage rates can easily … (1 comments)

lake havasu homes: Interest in Re-Financing Up as Mortage Rates Go Down - 12/19/08 03:16 AM
Local Lake Havasu City mortgage brokers are seeing an increase in refinancing requests as the interest rates have decreased.  Unfortunately, lower property values mean many people still owe more on their houses than they are worth and are unable to refinance.  The upside of all this is that the low interest rates have stirred business up for new mortgage requests as well.  Many Lake Havasu residents are taking advantage of the lowest mortgage rates seen in decades (5.18% as of Thursday, December 18) and the lower home sale prices to buy their piece of the American dream.  You  need 20% down for a coventional … (1 comments)
