lake havasu real estate: Tax Credit Opportunity in Lake Havasu City - 06/19/09 08:20 AM
If you are looking for a tax credit, Lake Havasu City may just be the place for you to invest your dollars while receiving a tax credit from the state of Arizona.  Arizona residents have been given a great opportunity to help their community and to receive a tax credit.
Instead of raising taxes to help support extra-curricular school activites, the great state of Arizona is giving its residents a tax credit.  Arizona's tax law (A.R.S. 43-1089.01) allows residents to deduct up to $400 when supporting school activities.
What an innovative idea!  Instead of raising taxes to help support our schools, … (0 comments)

lake havasu real estate: Seize the Day - Lake Havasu Part 2 - 06/16/09 09:29 AM
A few weeks ago, I posted a blog entitled Seize the Day - Lake Havasu Opportunities Won't Last Forever.  At that time, I did not realize that there would be a Part 2.  But, after reading the latest real estate news, I found that there was good reason to write a Part 2, or "the rest of the story" (for all the Paul Harvey fans).
There is much happening on the real estate front.  So, deciding what to post today was rather difficult.  I decided to post what I believe is the most urgent news and disappearing opportunities for Lake Havasu home … (0 comments)

The weather is not the only thing getting hot in Lake Havasu City.  So is the Lake Havasu real estate market!  April saw a 40% increase of sales over those in April of 2008.  In addition, there are about 320 homes that are reported under contract.  Closed sales for 2009 are fast approaching the "500 homes sold" mark. Sales activity began to change in Lake Havasu around October of last year.  Since then, sales have consistently been on the upswing over sales activity in 2008.  Every month this year has also seen an increase in sales over each prior month.

lake havasu real estate: Going Green: The New Tax Credit - 03/20/09 08:37 AM
Saint Patrick's Day has just passed, Spring is just around the corner and April is on its way.  These things put me in mind of the color green, which led to thinking green living, which then reminded me of the new tax credit available to homeowners in Lake Havasu. Lake Havasu homeowners can tax advantage of a new tax credit which is a part of the stimulus program.  The American Recovery and Reinvestment Act of 2009 changed and extended the tax credits for energy home improvements.
    *      The tax credit was increased from a $500 maximum to a $1,500 cap.    *      … (0 comments)

lake havasu real estate: A Ray of Hope in Mortgage Rates - 12/26/08 02:52 AM
Thanks to the Federal Reserve's effots to reduce inner-bank lending rates to almost 0%, mortgage rates have gone down from 5.5% for a 30-year fixed rate loan in early December to 5.2% and even, in some cases, into the high 4% range (the lowest rates in 50 years).  Many banks, including Wells Fargo and Wachovia, cut their prime rates as well.  This translated to a 3/4% drop in interest on home equity loans and credit cards through these banks (from 4% to 3 1/4%).  What does this mean for the housing market?  Well, according to experts, a 1% drop in mortgage rates can easily … (1 comments)

lake havasu real estate: Interest in Re-Financing Up as Mortage Rates Go Down - 12/19/08 03:16 AM
Local Lake Havasu City mortgage brokers are seeing an increase in refinancing requests as the interest rates have decreased.  Unfortunately, lower property values mean many people still owe more on their houses than they are worth and are unable to refinance.  The upside of all this is that the low interest rates have stirred business up for new mortgage requests as well.  Many Lake Havasu residents are taking advantage of the lowest mortgage rates seen in decades (5.18% as of Thursday, December 18) and the lower home sale prices to buy their piece of the American dream.  You  need 20% down for a coventional … (1 comments)

lake havasu real estate: Lake Havasu Real Estate Stats for October 2008 - 11/26/08 02:43 AM
With an estimated 35-40% of home sales being foreclosures or short sales, you can't necessarily use total dollar sales as an accurate indicator of how the real estate market is doing.  The latest housing statistics from the Lake Havasu Association of Realtors show that there was a significant increase in Lake Havasu single-family homes sales (up 25%) compared to the same time last year.  This is well over the national average of 2.6%.  The average sell price decreased 12%, creating an 11% increase in total dollars in sales.  However, vacant land prices have increased 16%, creating a 16% increase in total dollars in sales compared … (0 comments)
