mary thompson appraiser: Realtors and Appraisers...We both face one huge obstacle!

There has long been an issue of relationships between Realtors and Appraisers and many times that relationship has been adversarial, because Realtors are trying to sell homes, get buyers into homes and get to the closing table to earn a living. Appraisers are seen as one of the obstacles to making this happen! Remember our sole purpose is to protect the Lender from lending risks and in turn, protect the Buyer from overpaying on a home. We have no reason to "Kill Deals" nor do we want to. Sure there are plenty of stories about BAD Appraisers and Appraisal Reports, but lets (1 comments)

For homeowners, a real estate appraisal is the linchpin to buying or selling their home. It allows the property transactions to occur among the buyer, seller, real estate agent and mortgage lender.
Before an Appraiser arrives, there are a few things you should know. By law, an appraiser must be state licensed to perform appraisals prepared for federally related transactions. Also by law, you are entitled to receive a copy of the completed appraisal report from your lender.

Lake Lanier Tax Assessments came out in the mail a few weeks ago and our phone has been ringing off the hook. While everyone knows Lake Lanier property has been under assessed for many years. NOW the equalization or Re-Appraisal of all Lake Homes in Hall County, GA appear to be OVER-assessed. The pendulum has swung the other way and too far!
They are including your boat dock in the tax bill but not showing you how much your PERSONAL property (Boat Dock) is being valued or taxed under your REAL property Bill. You have to call their office to (0 comments)

Just another note to let you know that we are still SLAMMED in Northeast Georgia with refinance appraisal requests. Music to our ears. There are sales in there too, here is to more sales for all the Realtors out there! As you know I am a real estate appraiser and in my last post I mentioned that we have been very very slow this year. I know you can all relate! Well things are looking UP!! Happy New Year! We have been SLAMMED with appraisal orders in the past 10 days. Both sales and refinances. YIPPEEEEE. This is the beggining of good things for 2009!
We have one lender who has not had a loan in the past few months and this week they sent over 3 appraisal orders. This is a very good sign. This surge could be due to great interest rates, maybe (12 comments)

The short answer is NO to both questions, not if it your home is tastefully decorated. There is such a thing as "Holiday Curb Appeal". Most people realize that during the holidays people decorate their homes inside and out and most people like homes that are decorated. When selling your home it is a plus for potential buyers to envision just how their decorations and trees will look in their "new" home. The more they can "see" themselves in your home, the better the chances are for selling your home to that buyer. So decorate tastefully and if in doubt ask your local realtor which homes in the (6 comments)
