debra a brooks: Isn't the term "SHORT SALE" an OXYMORON? - 05/26/10 04:29 PM
THIS POST IS JFF~
JUST FOR FUN!
We all have to have fun once in a while. If you are in the Real Estate business then you don't need an explanation about the term "short sale". Nothing short about it.
As we all know, SHORT SALES can and usually will take weeks and months.
Like being "ALMOST DONE" or "NEAR DEATH"
A "LITTLE BIT PREGNANT"
Buy today! "JUMBO SHRIMP"
"ACCURATE ESTIMATE"
"ARMY INTELLIGENCE" ... don't take this personally as my son is in the Army and he laughs about it.

debra a brooks: A Tribute To Active Rain. Dear GOOGLE, "Pick me, Choose me, Love me." - 04/27/10 07:43 AM
We all want to say to GOOGLE, "Pick me, Choose me, Love me."
WHEN I began selling Real Estate back in 2002 I was feeling very discouraged. Oh, not for lack of sales. In fact I was top producer at the firm the very year I began. I just wasn't thrilled with what I had to sell! I learned quickly that selling an $8,000 piece of land was as complicated or even more work than selling a $200,000 home! And, the problem was that my potential clients would walk in the door right off the street and demand so much of … (7 comments)

debra a brooks: How to rescue a squirrel... - 10/18/09 07:11 AM
One of my favorite things on Sunday is having the time to surf Active Rain and say hello to my friends. I love reading all the diverse topics and being able to view the world from others' perspectives! I learn, I laugh and I love getting to know so many different people and personalities. Just opening the dashboard is a wealth of information and so much better than the Houston Chronicle even though you don't give out coupons! Ha!
I just read Michael Thornton's Feature "FIREPLACES-HIDDEN DANGER" and it now brings me to the topic of this post....

debra a brooks: Is Qualifying the same today? No Way!!!!!! - 10/06/09 04:48 PM
We have all been taught to pre-qualify our clients before wasting their time and ours looking for a house they can not buy.
Are you still doing that?
Do you realize just how much the qualifications have changed?
Geez. I remember not more than two years ago the lenders were touting that with a 700 credit score there would be "NO DOC'S" involved with this credit score....
Do you realize that the person that could buy whatever they wanted two years ago can not buy a tent today?
It's true. Including many of us Realtors. If you are a "STATED INCOME" BUYER, … (15 comments)

The wildflowers give hope...
They are blowing in the wind and dropping the seed of the future. They provide beauty and substance to our landscapes and are the sign of spring and a new beginning. Our wildflowers are an inspiration that we should follow. They are a constant and show us that even adversity, lack of nourishment and storms cannot stop them from blooming and becoming the best they can be. They give us strength, hope and a promise of more to come.
Let's have the outlook of the flowers. Be strong, positive, a fighter and guarantee that you will survive!

debra a brooks: Greed vs. Common Sense! FSBO'S? Whatchya gonna do? - 06/13/09 02:35 PM
I passed by a beautiful home on the water of Lake Livingston yesterday. It is a home whose homeowners have been discussing "selling" for a couple of years.
Now, she told me up front..."I want to sell it myself and I believe I can."
Well, I said, I believe you can too.
It may take you longer...

debra a brooks: Dear President Obama, plea from a Realtor, - 03/09/09 10:10 AM
Dear President Obama,
With all due respect sir I would like to discuss what is truly happening with your promise of "CHANGE" from the view of a Realtor. I do believe your intentions are good. I do believe that you believe what you are telling us. I do believe you want the best for your people and this great United States of America.
The challenge I feel you have at this moment is a great one. You, sir, are able to draw a document of thousands of pages to help the American people, you are able to dole out trillions … (226 comments)

Are you using today's technology to your best advantage?
We, as Realtors, Mortgage Brokers, Stagers, Insurance Reps, and others have a host of Technology at our fingertips.
And, if you're like me....you may not be utilizing it to your fullest advantage.

Active Rain is instrumental in opening my eyes to the archaic methodology that lingers from the past within our industries. There are so many viable ways to utilize the technological advances that are being made every single day to aid us in our businesses.

Allowing our economy to tank is like playing "follow the leader" and not looking where we are going. I have money in the stock market...oh, well. It tanked. You won't find me jumping out of any buildings or crying "poor me" on any corner. We should be just as happy when we're broke!
It just is...for now.
Remember when your mom said, "honey, don't follow the crowd please. Just do what you know is right and you will come out a winner?" All of our moms said something of the sort. Keep a strong mind and "will" and you can determine … (52 comments)

debra a brooks: Diary of a Day of Dial-Up for Deb... - 09/19/08 11:33 AM

Diary of a Day of Dial-Up for Deb...
First of all let me just say that I am grateful to have access to the Internet right now with so many people still fighting the effects of IKE.
I am connected to a phone line that is as old as dirt in the rural area of Texas...nuff said.
I am not complaining! Really...I just want to remind all of you HIGH SPEED junkies just why you are addicted. I remember why I am!
When I signed up for Dial-Up they were calling it "Lightning Fast"...
IMHO...that is yet to be determined.

Yike, now comes Ike...Yuk. Please take care if you are in the wake of Ike...please.
What is it? Is mom nature upset with us? Do we seem too lethargic or overly confident within our mortality? What?
Here comes another and I CAN'T STAND IT!!!!
Okay, I have a generator and gas now. What the hell do we do with that?
I pray there are no more casualties from anymore storms for many years...it doesn't hurt to pray.
God Bless you all and do what you can to remain safe....
If you need me or any other AR member....please just call. … (17 comments)

debra a brooks: When the going gets tough the investors buy. - 09/10/08 02:51 PM
SMART INVESTMENTS.
When the going gets tough the investors buy.Have you read Rich Dad's series written by Robert Kiyosaki? It's amazing and profitable. What I can find by his teachings is that they are governed by YOUR states' mandates. He and his wife Kim are great. They are a success story from the heavens. They are people that you want to aspire to be like.
They teach you how they became rich. I am not one of their REPRESENTATIVES.  I just read it. It' worthy. It will teach you. I am simply a voluntary student. My husband pushed the books on me. Now … (7 comments)

debra a brooks: The Wealth of Points - 09/06/08 07:39 PM
Localism.
It is new and shiny and ready to go. Are you ready? I am. I like the look and I think I will post more than ever! The idea of being the "neighborhood specialist" is really appealing! Although, I work a lake of more than 50 active waterfront subdivisions I will enjoy the new Localism and take full advantage of the source!
Imagine if we could "get to know our neighbors" over the net just as we learn about each other over AR and other sources? From what I heard the old Localism had thousands of hits per month. I … (68 comments)

debra a brooks: The Dog Days Of Summer... - 08/23/08 12:03 PM
The Dog Days Of Summer...yep, they're here. I think I finally figured out why we call these days just what we do. It's almost too hot to step outside. I melt like the wicked witch of the west!
Of course, everybody else is too! The kitties are all curled up underneath the bushes trying to find relief from the sun.
The school lights are blinking again on our streets! Slow Down they're telling us.
Children and parents are shopping, planning, and getting excited for school and their return.
Most schools have had their "meet the teachers" night and the hair salon … (9 comments)

1965, Dairy Queen and Cherry Coke
Dear Diary,
I will never forget this day. It was in the summer of 1965 and I was a child. My mom treated me to an old fashioned (new then) Drive Inn lunch. We just left one of my swimming meets and I was starving or so I thought.  I can close my eyes and remember where we parked, what the whole scene looked like and how I felt. I was young, energetic and felt as if the world would last forever. Mom looks so young in my memory and her smile lit up my … (31 comments)

debra a brooks: If I Only Had A Brain - 06/25/08 03:20 PM
A command. Just do it may work for a shoe company. But, it doesn't really mean anything without the why, how and the total psychology of the reason...with people, compassion, intuition, responsibility, truth, ethics and common sense.
Example: outline of buyers guide.
Show them properties.
Whatever? It's not that simple. Tons of diverse phsycologies are involved in the showing of homes from the beginning "nice to meet you," to what's important to you? Location, price, amenities, schools, playgrounds shopping, work, family location, church, you don't just do it.
You must perceive. You must watch and be intuitive towards the unspoken word … (34 comments)

***With this submission I just hit 100,000 points! Wow. That is the truth.*** I lied Picture this: the year was (I'm not going to share this) and I was a child. I was a child raising children. My two children were very young. My husband had a well paying position but we still needed money. Who doesn't? I had a tich of sales experience and a tich of formal education. I combed the newspaper each week for a job and went through multiple interviews. I was either over qualified (for stocking shelves with Pepsi) or under qualified for everything else.
