When we looked at November 2008 sales for Lake Martin, we saw that 2008 monthly sales were starting to beat 2007. How did we finish the year? CNBC re-ran the story on HealthSouth founder and former CEO Richard Scrushy - On a show called “American Greed.” Not exactly the sort of bio that any businessman wants. Every story I have ever read or watched about Scrushy inevitably mentions his “Lake Martin mansion.” Don’t get me wrong, it is a mansion all right. By almost anyone’s standards. waterfront: Rare Auction For Lake Martin Waterfront Home on Jan. 23, 2009

On Friday January 23, 2009 the Lake Martin waterfront home of 216 Harrison Road, Dadeville, Alabama (map here) will be auctioned off on the steps of the Tallapoosa County Courthouse, downtown Dadeville. This is a rare type of auction in that, as far as I can tell, it is NOT a property tax auction. It it NOT a home being auctioned by a private auctioneer, so therefore it has NOT been heavily promoted or advertised. To respond to some readers’ comments, I thought I would publish a few more statistics from the Lake Martin MLS* waterfront home sales for August 2008. Before I get into it, let me first caution all readers not to draw broad conclusions about the Lake Martin real estate market from the following two graphs. I still maintain that looking too deeply into monthly sales statistics may be misleading, since we have such a very small market in terms of number of sales. It just doesn’t make for a very good sampling pool when there are only 20 sales. So again I (0 comments)

July 2008 waterfront home sales turned in a winner, beating 2007’s mark and giving us hope of the start of a rally. waterfront: Discover The Old Cemetery In The Pleasure Point Area

I was over in the Pleasure Point area the other day, going by two homes for sale that I have listed over there. One is on Claytons Lane and the other in on Captains Road. If you are ever riding around in that section of Blue Creek, off of Tallapoosa County Road 34, you might find it interesting that there is an old cemetery off of, you guessed it, Old Cemetery Road. Yesterday I was showing homes for sale in a Lake Martin neighborhood called The Harbor. It is a development that is about eight or nine years old. It is located off of Overlook Drive, just east of the Martin Dam, off of Highway 50. I was through around 6 PM, and the sun was starting to set. The air was cool, not very humid, basically it was perfect weather. As I was leaving, I decided to stop by the trailhead of the Deadening Alpine Trail. The numbers confirm what we all felt in our guts - according to the Lake Martin Multiple Listing Service - in the second quarter of 2008, sales were down compared to 2007. Also, just as importantly, the number of active listings was up, therefore keeping a lot of pressure on sellers.
If you recall, in 2007 by June we really had a pretty good idea that we were in for a miserable drought. I would have thought that meant June 07 waterfront sales would be a lot lower than 2008 (drought tempered). But I was wrong. The year to date (1 comments)
waterfront: Guess What? Nothing Happened At Lake Martin Auctions

Recently two auctions were held at waterfront property on Lake Martin. A quick check with each of the auction companies revealed that neither homes sold for the reserved prices. Both remain unsold at post time.
Here's the lowdown: 1. 284 Lakeview Drive - The "Waterfall House" at Willow Point - This auction was held on July 20, 2008. I wrote this post before the auction to spread the word. I haven't talked to anyone that attended, but I spoke to a representative at Albert Burney Auction Company. He said that neither the lot nor the home met the reserved price that day (0 comments)

Lake Magazine - Lake Martin Edition - has a section called "My Lake Martin" where (apparently) they allow just about anybody to submit an article about the lake. They were kind enough to print one I submitted. I was inspired to write an ode about a window unit air conditioner that we used to have in our cabin. Judging by its girth and sound, it had to have been made in the 1940s. Its brand name was "Kelvinator." That's what we called it, as in "it's hot in here, turn on the Kelvinator." Lots of people enjoy Lake Martin by taking their RV to or camping in Wind Creek State Park. It has lots of sites on the waterfront, and is really a pretty park. As you can imagine, it can get crowded on the summer weekends with camping spots in high demand. Recently this was a topic of discussion on the Lakes Online forum that is dedicated to Lake Martin. In April 2008, there were 18 waterfront homes and condos and 1 lot sold through the Lake Martin MLS.* Compare that to 2007 when 17 homes and condos were sold and 2 lots. Saturday May 17 you will have another chance to tour some really nice homes in Trillium on Lake Martin while benefiting the Children's Harbor. This is not your average Lake Martin home tour, where they are all for sale and realtors are there breathing on you while you try and eat those weenies in BBQ sauce.
