I'm getting into my winter funk.  When it's dark when I wake up and dark when I get home from work and it is cold and dreary outside I fight depression.  So today I started my count down.  Since it's technically still fall it's way too soon to start counting the days until spring.  Like my business goals, I take baby steps.  There are 19 more days until the day with the least amount of sunlight will come and go.  So I'll count down those 19 days.  Then will come Christmas 4 days later.  Then New Year's.  Next my brother's birthday, … (17 comments)

Last Friday my office had a 5 p.m. closing with a mega law firm in Buckhead in Atlanta.  The entire journey of contact from attorney to the closing table had been a bumpy one.  There were issues with understanding the title and blah blah blah... issues that could have been avoided if the buyers had used a local to the property attorney, but I digress.
Needless to say with a 5 p.m. closing with an out of state lender we didn't really expect the closing to fund on Friday so we went prepared with wiring instructions for our commission check.  … (12 comments)

Our firm lists REO (foreclosure) properties and well... sometimes it's a big ole' headache. 
Just recently we had an asset manager (the messenger standing between us and the bank that actually owns the property) who was on a little tiny bit of a power trip.  We thought we had a closing, but she insisted we didn't.  We'd made a change to the contract via an amendment.  Well that just wasn't acceptable.
Instead of the amendment we had to have the ENTIRE contract (all 29 pages of it) resigned in blood ink by all parties. It ended up not being returned to … (43 comments)

My HUD bid got accepted.  Jennie's listing went under contract.  Nancy has an appointment tomorrow.  Had lunch a new loan officer (who is back in the business) and I am excited about that.  It started off freezing cold, but actually got up to the low 60s today.  
Lane Realty currently has 9 contracts due to close between now and the end of the year and that puts us on the track I set out to surpass last year's totals in both volume and $$$.

Unfortunately: The selling bank, asset manager and out town attorney who represents the selling bank didn't have their ducks in a row.

Well woo hoo, It's here.  We're going to be seeing color color everywhere on ActiveRain. It happens all the time... I'm ready to walk about the door at a quarter before 5 and the phone rings, people walk in or an email comes that takes me an hour to handle.  Today it was the latter, the 4:55 email.  I could have put it off until in the morning, but that would likely have cost my purchaser a day of nothing happening with his loan. Two weeks ago I actually believed it was going to happen.  But then at about 7:49 p.m. Friday night I got an email from the loan officer that new conditions had been placed and they needed two more documents from me (a new addendum about the HVAC and a more legible copy of page two of the termite inspection).  Let's see the HVAC was repaired November 1 and invoice showing the repair submitted and they'd had the termite letter a week before that.

This is usually the time of year I can relax a little.  I have always said that between Thanksgiving and New Year's it wouldn't even matter if our office was open.  Even during the height of the boom back in 2006 our Lake Sinclair real estate market has been seasonal.  But I'm thinking based on current activity we can expect a better than the average of 6 closings on January.  That's the average of the past three years.  Even back in 2006 we only had 9 closings in January.  I am thinking we just might break even that number based on … (17 comments)

I can't even begin to count the number of times that I've solved problems and jumped through hoops and gotten things fixed before I ever call my client to alert them that it's a problem.  I have to give credit where credit is due to having a proactive attorney on my team that does the same thing with me too.  At least 50% of the time he has a "solution" before he alerts me to a potential title problem.  I always do the same for my clients.  I try to at least know "how" they can solve a problem before I … (15 comments)

I'm a smart girl and yet sometimes I do dumb things.  Like this morning for example when I spotted a bird on the screened porch at the office.  I went out to let the little scared thing out by opening the screened door.  I moved very slowly because I was trying super hard to not scare the bird.  I edged the door open ever so slowly and proped it open and then turned around to look for the bird.  Oooops, I left the door to the office open and of course the bird is now IN the office.

There are good days and then there are great days.  Yesterday was one of those great days.  And it had absolutely NOTHING to do with business or money.  It was family.  First my daughter came to visit me after she voted and brought lunch and we had lunch and talked and visited.  And she gave me a really fabulous idea for a future closing gift for clients.  Can't wait to debut those a little later.  Working on design and it will take a little while to get it right.  Then she headed out to visit her Grandparents.
