I hate waiting, but that's what I'm doing right now.  Two hours for an oil change.  It happens.  Not sure why everyone waited until Wednesday to get their oil changed.  I would come back another day if I could, but since I'm planning on a little weekend away, I have to sit and wait because it's the last day I have to get it done.

Well that's not a simple yes or no answer.  There are a lot of factors that would go into my determination of how I would respond if an agent asked me to show a Lake Sinclair home FOR them.
First:  Do I have a relationship with this agent?
Second: Is it a Lane Realty listing they want to see?
Third: Why is the buyer's agent unable to show the property themselves?

Is it a modular home?  Is a manufactured home? Is it a trailer?  What's the difference?
In our market we see the term modular getting misused a LOT!  People (including some agents) are of the belief that just because you take the wheels off and put block, non load bearing around the perimeter that it somehow makes it a modular.  Nope, it doesn't.  If the house was ever on wheels and was delivered from the factory to the site on wheels and has a iron I-beam under it it's a manufactured home.

Sometimes we have buyers call or email that would really like to live on the lake, but their budget doesn't let them afford a Lake Sinclair home.  Lots of buyers who have been turned away from other agencies are surprised when we tell them about "deeded" lake access properties.  
We have lots of subdivisions around Lake Sinclair that offer such lots.  I know what those subdivisions are and where the lake access lots are in those subdivisions.  In fact, my last closing was one of those properties.

Buying property is a complicated process, even though sometimes your agent will make it look very easy.  Well that is if you have the right agent at Lake Sinclair.  If you don't you may sign an offer that will never make it to a contract.

Today has been quiet in my office and every agent here is breathing a sigh of relief.  We're not at all unhappy with the amount of busy we are, please don't misunderstand.  But we were literally stumbling across each other at not only the office the past week, but at homes we were showing as well.

I have heard other agents and even a local broker say they "hire" the inspector and then get the report and go over it and then tell the buyer what they think they should no.  No way is that going to be the process at Lane Realty.

When I am showing property I like to give my buyer's handouts of the homes we're going to see and even offer to let them use my clipboard to make notes.  As I drive them from home to home we chat about the previous homes we saw, but I remind them not to talk about a house while we are there.

Recently we had a buyer who didn't listen to us and go with one of our preferred lenders and our preferred attorney... okay her money I get it.  So we muddled through with little communication and closed.  The appraiser on this deal was local and we've been friends for a long time.

Recently my Donald and I were at dinner at one of our favorite places to eat.  Little Tokyo is the name and you're seated at a hibachi grill with other guests.  One of the other guests happened to be another agent I know.  This agent was with what appeared to be clients.  And right there among strangers they were discussing marketing strategy.  The buyer clearly stating out loud what their "top dollar" was for this home and the agent never once telling them this was not the time or place to have this discussion.

buyers: Determined to help a veteran client get into a home in Eatonton - 08/01/13 05:25 AM
Every once in a while I hear one of these stories that just makes my blood boil.  Today was one of those days.  The client is a veteran and his hardship came while still active duty.  Long story short... the Air Force transferred him and he had a loan on a home when that happened.  He made every effort to work with his lender to do a loan modification and/or short sale and they jerked him around for a while, told him to become delinquent and eventually foreclosed on his home.  That was 2010.

A  year ago I was fighting with the federal government and boy was I loosing.  I called my congressman.  My buyer called his congressman.  I wrote my Senator, I called his office too.  I begged.  I tried being firm and loud.  I tried tears.  Nope, no one would budge and the seller (Fannie Mae) just pulled the contract and the house from the market.

I just let my puppies out to go potty one last time before they turned in for the night. This afternoon my Donald and I played cards with friends.  We had a fabulous lunch followed by an afternoon of playing cards.  We play a game called hand and foot and it's all in fun, no money involved.  But we do have a little trophy that we swap back and forth depending upon who wins 2 out of three games each month when we get together to play.  Sadly the elephant is NOT on my entertainment center where he has been the last three or four months.  But we still had a great time.  Sometimes it's just about the game....

When driving to work I heard that all relationships start with attraction.  And while that may be true, it's not ALWAYS what you see that attracts you, it might perhaps be what you read.  I know this from personal experience and when I think about the calls I get on Real estate ads they are sometimes not intrigued at all by the photos, but the words.  In fact, sometimes they don't call on a particular house at all, they call on a blog post and even the strangest of blog posts are the ones they find sometimes.
