I have a Georgia Broker's license from the real estate commission.  That gives me the legal right to sell and list property anywhere in the state, but that doesn't mean I do or that I should. If I were to go into the Atlanta, Macon, Savannah markets to show property I couldn't properly represent a client.

Before you make a major purchase you do research... don't you?  You look on line? Do you get more than one bid to get your house painted?  Do you ask questions?
It has long been a standard practice for seller to "interview me" as their listing agent. I sometimes know I'm in competition and I don't mind at all. Sellers have gotten educated and ask all kinds of  important questions like:

Where do you advertise? What kind of internet presence do you have? What search terms will my listing come up under? What is your commission? Will I get feedback … (10 comments)

On January 7, 2009 we got a lead via our website from a prospect seller.  This seller lives in California, for the sake of this post I'll call him Jim. 
Jim typed into a form that said he had a Lake Sinclair property he needed to sell.  Nancy Ewing was the on duty agent at Lane Realty that day, so the lead got put into her hands.
Jim had kindly included his phone number so instead of emailing him, Nancy picked up the phone and called.  She got voice mail, so she also followed up with an email.

I have said time and time again when a deal didn't work out that it wasn't "meant to be".  While I do not believe that all of our future is predetermined, after all each of us has "free will" to choose yes or no in any given situation.
Last week one of the agents in my office was working with a client and I had to take over when the agent was called away because of a serious medical problem with her mother.  The client was looking at a foreclosure listing.  There were questions at hand that no one could answer.  … (6 comments)
