I recently had a loan officer call me to ask a question about "enforcement" of a repair that was contractually agreed upon in the form in Georgia titled "Amendment to address concerns with the property" when the buyers discovered at their walk-through that the repair had not in-fact been made.
There are some great practices for writing special stipulations in a contract and at Lane Realty we tend to be careful to use them so our sellers will be protected.  We use language that is clear, legal and ethical. We also  make sure the following questions are answered.

16 years ago this month I had a home under contract for a couple that turned out to be dear wonderful friends.  Today I find myself in the same situation with that same couple.  They have been thinking of finding an aging in place home for quite some time now.  They have looked in other states, they have looked all over Georgia.  But in the end they like living here in Putnam County, so I helped them find a one level, no maintenance outside patio home.  It has some great stuff that they are excited about...

I have two ways to search the entire Multiple Listing Service available via my website. Please know that with one of them you can see every single listing and still remain completely anonymous.  On my website (lake-sinclair.com) you can click the home search tab at the top and search the entire MLS.  All the homes are there.  You can type in your price range and see them.  I don't know anything about you and you get to see all the listings and contact me if/when you choose to do so.

Jared Christiansen's blog today about sales history inspired my post today.  Recently I have had a lot of customers who in Georgia are looking at a site called qpublic in an effort to "educate" themselves on the market.  The current value of a home has little to do with sales price unless it sold today or yesterday.  There is so much more to take into consideration.

A lock box key costs less than $15.00 a month in our Multiple Listing Service.  All my agents have one.  And if we had a client who wanted to see property in an area where we don't belong the local MLS we would find a referral agent who could help them.  But today we got a call from a LOCAL agent who IS a member of the local MLS who wanted us to run around and unlock our homes for him to show.  Nope, can't help you today.  And truly, it's NOT because we don't want you to show our listings, … (11 comments)

I recently heard a conversation where an agent was totally frustrated after going to a home several times with potential purchasers only to have them decide it wasn't the right house for them.  Now don't misunderstand me, I think of my time as valuable too, BUT in the end it matters most to me that my clients be happy with their real estate transaction.  If buyers feel pushed into a house they don't truly love you likely won't be getting any future referrals or testimonies from them.

My friend Mona wrote a fantastic Post as a "Buyers Wanted" ad.  It's clever and well written, but it's completely on point about what I as a Broker want from buyers when they want to "look" at property.  If you follow the guidelines laid out... it will be a win win.

I'm always amazed when I get an offer on one of Lane Realty's listings and the little DOES NOT REPRESENT PURCHASER box has big fat X in it.  Who in this day and age wants no representation?  Why would a buyer work with an agent who will not represent them?  The agent you are working with is either doing one of two things... violating license law or not being on your side, both are bad.
