lake sinclair: The Right Stuff at Lake Sinclair - 02/27/09 05:41 AM
The other day when I was about to head home at the end of the day I went out to the mail box and was headed back in to the office when a car pulled into the parking lot.  The driver pulled up to me and rolled down his window and said "Mam, you dropped something back there by the mail box."
He was the owner of The Right Stuff and I thought since he was nice enough to let me know I'd dropped an envelope with a signed listing agreement I was expecting I better just pay it forward or … (1 comments)

When it comes to fishing tournaments that is!  Lake Sinclair and Little River Park are home to several fishing tournaments each year. This photo was taken of Austin Nix by his fishing partner and grandfather Jerrill Ewing in May of 2005 at one of those many fishing tournaments.  Austin and Jerrill still fish a lot.
Prizes can range from a few hundred dollars to $6,000.  There are also times when boats and fishing gear are prizes as well.  Tournaments are spread out throughout the year on lake Sinclair.  Some upcoming dates are:

Lake Sinclair is a beautiful place.   Over 15,000 acres of fabulous water ways filled with fresh water fish including some incredible bass.
It is used for all types of recreation, people swim, boat, ski, jet ski, fish, picnic, sunbath on some of the beach areas.  But the primary purpose for the Lake Sinclair is to provide cooling water for Plant Branch located on Hwy. 441 where the waters of Little River come together with the main channel of the Oconee River.  The plant keeps Lake Sinclair full of water for the purpose of having water available for cooling the … (12 comments)

lake sinclair: What I learned from Nascar founder Bill France that helps me in real estate! - 02/15/09 07:13 AM
Bill Francewas an amazing man.  Full of talent, dreams and always ready to encourage others.  He moved to Daytona Beach during the depression with just $100. in his pocket and a dream of racing.
Years ago I read a message that Bill France, Sr. wrote to a friend.  It's a quote that I use to guide me in life as well as run my company.
The quote :
"On the plains of hesitation lie the bleached bones of millions who when within the grasp of victory sat and waited and waiting died." - Bill France Sr.
Those words have made me … (17 comments)

lake sinclair: Welcome my builder to Active Rain! - 02/12/09 04:58 AM
Having been in the real estate business for 17 years now I've had plenty of good and bad experiences with builders.  There are some that I recommend and some that I recommend people avoid.
Jerrill Ewing of Ewing Homes, Inc. is in the I highly recommend list.  In fact he's MY builder.
In 2006 I had outgrown my little office.  I had agents sharing offices and stepping all over one another.
I took a blank sheet of paper and sketched out a new office space.  I needed more offices for agents, I needed a large conference room, and I needed a … (12 comments)

lake sinclair: Is it thanksgiving or just a turkey? - 02/10/09 03:31 AM
Ah the approval letter finally came on the fax machine at 6:57 p.m. last night. But it wasn't easy.  Most of my contracts are for second homes.  I work primary on a recreational lake and about 70% of the homes I sell every year are not for someone to live in, but as weekend get-a-ways.  You'd think that would mean my clients (my buyer clients) would be easily getting loans, but it seems the rules are changing faster than I can type.
The next closing I have scheduled is one of those second homes.  The loan officer told the clients that … (8 comments)

lake sinclair: He who hesitates has no lake house! - 02/04/09 09:35 AM
I'm thrilled for 6 sellers in my area.  Since January 1st that's how many we've gotten contracts on their homes through Lane Realty.  Two have closed and two more are approved and just waiting to close and the other two while having been negotiated, well let's just say don't count your chickens before they hatch.  And while I still consider this a buyer's market, things are starting to move on Lake Sinclair. Don't miss this buying opportunity.  Don't wait until the house you've been watching is sold to some other buyer.  Don't wait until interest rates begin to climb. The prices are … (7 comments)

lake sinclair: Look before you leap! Know the terms before you sign! - 01/27/09 05:03 AM
Last Friday I got a phone call from a stranger wanting some advice.  I really felt I couldn't be of much help to of her because she really needed legal advice, so I told her to take her Broker / Agent agreement and first read it and then to seek help from her Board of Realtors or an attorney.
She was in a situation where she was changing agencies and wanted to know if she was going to be getting the commission on transactions that were pending.  Well I can't know what the terms of her contract are, so I really couldn't … (5 comments)

lake sinclair: An interview with a Lake Sinclair Broker- in advance! - 01/19/09 03:45 AM

Recently I posted about interviewing a potential agent before you sign a Buyers Brokerage Agreement and begining your search for property.  I had a list of questions I thought should be answered and promised that my answers to those questions would follow soon.  So today here are my answers to the questions I think EVERY home buyer should ask an agent before looking for property:
How long have you and your firm been in business?Lane Realty was established in 1985 and I came to work here in 1992 and became the owner in 1995 Are you … (3 comments)

lake sinclair: Save money and help a local animal shelter at the same time. - 01/12/09 07:32 AM
In the past year my husband adopted a puppy from our local shelter.  I was and have always been a "cat" lover.  But quickly I feel in love with Donald's little puppy.  He got his puppy at the end of March last year and mid April he had to leave unexpectedly for a funeral in California.  His young nephew passed away.  So there I sat with a puppy.  I took Glen to work with me and quickly became VERY attached to a puppy.  He traveled back and forth in a laundry basket while my husband had to be away.  He comes … (10 comments)

lake sinclair: Hey Buyers! Before you choose an agent - Interview them! Part I - 01/07/09 07:13 AM

Before you make a major purchase you do research... don't you?  You look on line? Do you get more than one bid to get your house painted?  Do you ask questions?
It has long been a standard practice for seller to "interview me" as their listing agent. I sometimes know I'm in competition and I don't mind at all. Sellers have gotten educated and ask all kinds of  important questions like: Where do you advertise? What kind of internet presence do you have? What search terms will my listing come up under? What is your commission? Will I get feedback … (10 comments)

lake sinclair: Tuesday Trivia- Rock Eagle and Rock Hawk near Lake Sinclair - 12/23/08 02:45 AM

The oldest Mound in the state of Georgia is Rock Eagle.  There is actually two rock bird mounds in the state and guess what?  Both of them are located right here in Putnam County.
Rock Eagle has a wonderful 4-H camp and retreat area build around it.  There are trails, lakes, camping, cabins, a water park, putt-putt golf, and so much more.
The rock mounds are between 1000 and 3000 years old.  Many of the rocks are thought to have been drug into place because they are much too large for one person to have carried.  There are also clays … (5 comments)

lake sinclair: Lake Oconee movie theater Parkside Main 8 - 12/19/08 06:40 AM
I love movies and my husband and I don't always agree on which are the "must see in the theater" movies we try to go at least once a month.  You know date night.  The food is fantastic and they often have movies that other theaters are not showing.

lake sinclair: Get a letter about flood insurance on Lake Sinclair? - 12/17/08 03:30 AM
Recently I posted about the new issue with the new FEMA maps around Lake Sinclair in Putnam County.
It has taken a few weeks, but finally I think the issue is resolved.  The answers you may be looking for are below in the UPDATE part of this post.
For years and years Baldwin and Hancock counties have been mapped by FEMA and if you  had a dwelling below the 343 ft. above sea level mark you had to have flood insurance if your lender required it.  If you were above that line, you could get certicication you were not in a … (0 comments)
