taxes: Why did I get a tax bill on the Lake Sinclair house I already sold? - 09/26/16 07:19 AM
It's that time of year when I start getting this call.  In Putnam County if you owned the house on January 1st, you will get the tax bill at whatever address they have on file. If that address was your property the perhaps the new owners will get it, but if it was a second home you will likely be getting the tax bill at your primary home.
You can mail it to me, scan it and email it to me and I will make sure the new owner gets it.  If you live in Baldwin or Putnam and don't have your … (10 comments)

taxes: Putnam County Georgia and homestead exemptions - 08/11/16 03:45 AM
Did you buy a home this year? Do you live in it?  Have you filed your homestead?  It used to be that you had to file between January 2nd and April 1st, but now you can file as soon as your deed is recorded, of course if you didn't live in the house on January 1st the exemptions will not take affect until the following year.
Then there is the flip side to that coin... if you purchased a home that was owner occupied with homestead and you are using it as a weekend/ vacation home then the tax bill will reflect … (7 comments)

taxes: My tax bill, I forgot what you told me to do when it came - 11/16/14 10:48 AM
It's the time of year when we get those calls from sellers.  "We got our tax bill, what do we do with it?"  And we also get calls from buyers asking us what they they are supposed to do with the tax bill because they remember something about the attorney saying they would need to "send it" somewhere, but can't remember where to send it.
In Georgia at the time of closing taxes (which are due near the end of the year in most counties) are prorated.  If the actual milege rate has been set they are calculated accurately, but if you happen … (9 comments)

taxes: What is going on with property taxes in Putnam County? - 09/05/13 06:48 AM
Yup, we're going to see a tax hike when Georgia Power is forced to close plant Branch on Lake Sinclair.  How bad is it going to get?  Are our elected officials going to try to cut expenses or just bring new business and industry to town?  Well tomorrow is a public meeting and I for one plan to attend.
I'll be reporting back as to what gets said.
While I realize that a 2 MILLION dollar loss in revenue to our county is serious, I certainly don't always agree with how they spend money and I plan to voice my … (3 comments)

taxes: New Title Tax vs. Ad Valoreum tax in Georgia and what it means - 03/08/13 06:19 AM
I purchased a new car last June and with the new sales tax replacement on vehicles in Georgia those of us who purchased a car and paid sales tax are given the option of opting in to the new system.  I did and it will be saving me hundreds of dollars.  Because I had previously paid sales tax I now owe NO ad valorem tax on my car.
Of course I still have the purchase the little "sticker" with the year on it every year before my birthday. That will cost just $20.  If your car was purchased prior to January 1, … (20 comments)

taxes: Putnam County property taxes among lowest in state of Georgia - 11/17/11 07:42 AM
Recently I mentioned in a post what our milage rate is and that is is low and well I got a little tongue lashing on a comment that it doesn't really matter what the milage rate is, but rather what the actual tax amount for the year that counts.  I couldn't agree more (without the tongue lashing of course) so I thought I'd show you some of our listings and give you a little more detail about taxes in Putnam County. On each listing I have the listed price, the assessed amount and the actual 2011 (Due December 7, 2011) tax bill … (5 comments)

taxes: "Where am I supposed to send my tax bill?" - 11/16/11 07:22 AM
Let me start by staying thanks to Leslie Ebersole, for helping jar loose my ouchy brain writers block with a statement on Facebook.  And I'd also like to add... this is how we handle taxes in Georgia, so it may/may not apply in other states.
Last Monday I was sitting in the hospital waiting to have a test when I got a call and since I wasn't supposed to be using my cell phone there I got up and walked outside to text back one of my 2011 first time home buyers and told him in the text that I was … (7 comments)

taxes: Putnam County Citizens (tax payers) speak out! - 04/16/09 08:28 AM
Well I was planning to write this post, but my friend Sheldon just prompted me to stop what I was currently doing and write it NOW.
What the heck is a tea party?Well the one I attended yesterday had no tea and no biscuits/cookies.  (And when I do drink tea I like full of sugar, ice, and lemon.) But back to the subject at hand.
The Boston Tea Party was the Colonists way of speaking out against taxation with no representation.
The American Tea Parties (yes plural there were hundreds) are American tax payers direct action protest against the same thing, … (8 comments)
