May 20, 2009 - According to the latest Multiple Listing Service report by the Austin Board of REALTORS®, the volume of single-family home sales in April 2009 was 1,601, down 18 percent from April 2008, and the median price was $189,000, up one percent over the same time period.

A key provision of the new housing stimulus is set to take effect Oct. 1, and its impact will be felt by both homebuyers and builders. Under the provision, FHA can no longer insure mortgages in which the down payment comes directly from the seller or other interested party. According to the National Association of Realtors (NAR), down payment assistance from family members, government programs or charities that are not seller funded is still permitted. Deer Creek Ranch home sales are appreciating right along with the rest of the market here in Central Texas! Deer Creek Homes Sales continued to see appreciation over the past year. Comparing the price per square foot of homes sold in 2007 to homes sold in 2006 shows a terrific ~3.5% increase while days on the market are shorter.
