Austin real estate holds steady into summer buying season
Austin Board of REALTORS® releases April 2009 real estate statistics
 
May 20, 2009 - According to the latest Multiple Listing Service report by the Austin Board of REALTORS®, the volume of single-family home sales in April 2009 was 1,601, down 18 percent from April 2008, and the median price was $189,000, up one percent over the same time period.

sellers: Down Payment Assistance -Gone as of October 1st! - 09/05/08 11:14 AM
     
A key provision of the new housing stimulus is set to take effect Oct. 1, and its impact will be felt by both homebuyers and builders.
Under the provision, FHA can no longer insure mortgages in which the down payment comes directly from the seller or other interested party.
According to the National Association of Realtors (NAR), down payment assistance from family members, government programs or charities that are not seller funded is still permitted.
David Zugheri, cofounder of Houston-based First Houston Mortgage, said seller-funded down payment-assisted FHA loans have a high default rate, and he sees the new provision as a good thing.

Deer Creek Ranch home sales are appreciating right along with the rest of the market here in Central Texas!  Deer Creek Homes Sales continued to see appreciation over the past year.  Comparing the price per square foot of homes sold in 2007 to homes sold in 2006 shows  a terrific ~3.5% increase while days on the market are shorter. 
Residential homes in Cedar Park are still a great investment....whether you are wanting to move up or if you are a first time buyer its clear there are advantages to owning your home!  There are a lot of homes for buyers to choose from -making it a great time … (0 comments)

  Ranch at Brushy Creek home sales are appreciating right along with the rest of the market here in Central Texas!  Four properties sold in the month of February in 2008.  Residential homes in Cedar Park are still a great investment....whether you are wanting to move up or if you are a first time buyer its clear there are advantages to owning your home!  There are a lot of homes for buyers to choose from -making it a great time to buy! -  I am the local expert for this area!!  Any questions -don't hesitate to ask!

Ranch at Brushy Creek home sales are appreciating right along with the rest of the market here in Central Texas!  Ranch at Brushy Creek Homes Sales continued to see appreciation last month.  Comparing the price per square foot of homes sold in October 2007 to homes sold in October of 2006 shows  a terrific ~8.5% although  days on the market increased in comparison.  -This is most likely due to the fact that there is more inventory on the market and fewer buyers.  -That said -things are still moving!  Just might take a little longer.

I was inspired today when I read Marc Blasi'sblog Do you WANT to Sell your Home?  Another Pricing Problem.  Which was inspired by Molly Brown Would Have Been a Listing Agent by Chris Griffith, I too was inspired to vent!
I could completely empathise with Marc's plight and felt so passionately about it that I wanted to write this blog.
The beginning of this month I had a similar situation to the one Marc describes.  An acquaintance called me up after her house had been on the market with another Broker since January with only ONE showing!
