Keeping the theme from yesterday regarding improvements and their return on investment, I thought I might mention a few upgrades/improvements that can be done on a budget AND that will add value to your home.  The following links ARE affiliate links to Amazon.  Most of these products can also be found at your local Home Depot or Lowes store.

The NAR Magazine (called REALTOR) recently published a story about what improvements enhanced a home's value the most.  It was also broken down regionally...
For the Southeast (they called it South Atlantic, DC, DE, FL,GA, MD, NC, SC, VA and WV), the absolute winner was a "midrange" 20 gauge steel entry door.  Nationally, that change added 128.9% of the cost as value to the home.  Here in the Southeast, it added 146.8%...  with an expected cost of $1065 and a return on investment (RoI) of $1562.

EVERY real estate agent, appraiser, inspector, investor, parent, hobbyist, etc. needs to have a digital camera.  It is just a tool that everyone needs to employ. 
And don't cheese out and get something that barely does the job...

Times are rough... they are rough for many of us... especially in the real estate industry.  We are finding our belts and sucking them in a few notches...  But not just in the real estate industry. 
Last night I was talking with some friends that are in the business of state and local government.  Furloughs, hours reductions and no raises are just some of the ways they are being affected...  Out in the private sector, pay cuts, layoffs and other cutbacks are all over the place.

What is my home worth? And there as many answers as there are times the question is asked.  There are a lot of sources for the information...
Appraisers Real Estate Agents Automated Valuation Models And the results come in many flavors...
Appraisal Comparative Market Analysis (CMA) Broker Price Opinion (BPO) Zestimates There is one thing that they all share in common.  They are all opinions.  And they are all flawed.  That's right... all flawed. They might hit the right value... but if they do, it purely a fortuitous accident.

On GwinnettGarageGuy.com I recently wrote a post about price and value. My friend Cindy Jones made a comment about a home with a converted basement that reminded me about this particular misconception...
