Overall, there was about an 10.2 month supply of properties.  December was slightly above last year (62 v 52 for 2009).  But it was also a pretty substantial bump from November (44 sales).  There were 83 sales in June and an Absorption Rate under 8.5 months.
In the sub-$200k arena, there were 325 listings, with a 9.1 month supply.  Again, this is the largest price segment in this area, so being up by 10 sales over last year (41 v 31) strengthens … (0 comments)

Overall, there was about an 11.2 month supply of properties.  September was slightly below last year (52 v 60 for 2009).  October was back to the pits (60 v 89 in 2009).  November this year had 44 sales v 67 in 2009.  There were 83 sales in June and an Absorption Rate under 8.5 months.

The population is 2000 was 10,668, but that only included the area inside the city limits, and it had seen tremendous growth since that census.  Buford is home to Lake Lanier, one of Georgia’s premiere recreational areas, and Lake Lanier Islands.  Recently, the City of Buford has revamped their old town. It is also home to Buford (Buford City Schools aren’t a part of Gwinnett County Schools), Mill Creek, Mountain View and Lanier High School (Lanier will open for the 2010-11 school year).

Instead, its expiration killed sales.  Looking over the last few months of sales we see that for 2010, sales were (compared to 2009):

The population is 2000 was 10,668, but that only included the area inside the city limits, and it had seen tremendous growth since that census.  Buford is home to Lake Lanier, one of Georgia’s premiere recreational areas, and Lake Lanier Islands.  Recently, the City of Buford has revamped their old town. It is also home to Buford (Buford City Schools aren’t a part of Gwinnett County Schools), Mill Creek, Mountain View and Lanier High School (Lanier will open for the 2010-11 school year).

Market stats for Buford, GA, March, 2010 indicate that there were 637 properties on the market. Overall, there was about an 12¾ month supply of properties.  Sales were up dramatically from March, 2009, as well as February.

Market stats for Buford, February, 2010 indicate that there were 609 properties on the market. Overall, there was about an 15.5 month supply of properties, with sales slowing.  Oct/Nov were up dramatically, Dec was steady and January was down dramatically from last year.  February was down even more.
In the sub-$200k arena, there were 250 listings, with over 11.4 months supply.  Sales are definately slowing, with Absorption Rates moving out of the 5s to the 11s in the last couple of months.

Effective on March 1st, the issue between Gwinnett and 15 of its cities has been upgraded by the State of Georgia.  The 15 cities and Gwinnett are now listed with the state as No Longer Qualified Local Governments.
The cities are: Auburn , Berkeley Lake, Buford, Dacula, Duluth, Grayson, Lawrenceville, Lilburn, Loganville, Norcross, Rest Haven, Snellville, Sugar Hill, Suwanee and Braselton.

Marketers and other businesses know that the world has become smaller... but that we stilllike to do business locally... 
There is a national insurance company that has an ad running in at least several states that begins...
Attention Drivers Statewide...
They want to tap into that "local" feeling by inferring that they are only talking to people in one state.  At the same time, they weren't so interested in talking to drivers in just one state that they limited the ad to one state...

The real estate market for Gwinnett County is in a state of flux.  There are wide variations between different location throughout the county, as well as different price strata.  There are a few themes that are readily apparent, but some locations and price ranges are standouts (good or bad)... 
Some quick county-wide numbers... 
January, 2010 sales were 352 homes.  This is down 11.1% from the 396 homes in January, 2009,  That was down 14.7% from the 464 homes in January,2008.  (There might still be some stragglers that haven't been entered yet... but there shouldn't be many.  These numbers are as … (0 comments)

Buford, GA is a lot more interesting than you might think at first.  Like several other cities in Gwinnett County, it owes its early history to the railroad.  In fact, it is the same railroad as Suwanee and Norcross, the Atlanta - Richmond Air-Line Railroad.  And Buford owes its name to Algernon Sydney Buford.
In order to draw a Lunch Stop" on the railroad, the city (then town) was named in honor of the railroad's President, Algernon S. Buford.  While he had an office in Atlanta during construction of the line, he was from Richmond, VA, and served in the VA … (3 comments)
